Is it right for you?

Where pivot doors fit, and where they don't

Best for

  • Statement front entries with a tall, wide opening
  • Covered entries and porches with an overhang
  • Modern homes that want one large glass or solid panel

Not ideal for

  • Exposed entries with no overhang, where water is a concern
  • Patio walls you want fully open; look at a bifold or slider

Pros

  • One tall, wide panel for a dramatic entry
  • Pivot hardware carries a heavy panel
  • Laminated impact glass or a solid panel

Cons

  • Some approvals aren't rated for water, so a covered entry or overhang matters
  • The bottom pivot usually sits in the floor, so the floor at the opening matters

The work

What we install

We install impact pivot doors for front entries: one oversized panel that turns on pivots in the head and floor. A pivot door is $12,000–$22,000 installed; the price varies with size and options. Some high-end pivot doors reach $35,000–$40,000, depending on the structure, the door size, and the brand and model. Every door is approved for the county it goes into.

The panel turns on a pivot in the head and one in the floor. Because the pivot sits in from the edge, part of the panel swings out while the rest swings in.

Pivot door: $12,000–$22,000 installed, varies with size and options. These are typical installed prices. Your price depends on size, glass and options, and some openings may cost more. Every home gets its own written quote. Labor is warranted for life for the original owner, and we pull the permit.

Impact pivot door questions

How much does an impact pivot door cost?

An impact pivot door is $12,000–$22,000 installed. The price varies with the panel's size, the glass or solid panel, the finish and the hardware. Miami-Dade and Broward usually cost more. The in-home estimate is free, and the quote is usually back within 24–48 hours after we measure.

Can an impact pivot door cost more than the standard range?

Yes. Most of the pivot doors we install fall in our standard range, but some high-end pivot doors reach $35,000–$40,000. The structure around the opening, the door size, and the brand and model drive that cost. We price your door after the free in-home measure, so you see the exact number before ordering.

What is a pivot door?

It's a door that turns on a pivot in the head and one in the floor instead of hinges on the side. The pivot sits in from the edge, so part of the panel swings out as the rest swings in. That lets one tall, heavy panel open smoothly.

Are your impact pivot doors approved for Miami-Dade and Broward?

Yes. Miami-Dade and Broward are in the High-Velocity Hurricane Zone, so every pivot door we install there carries a Florida Product Approval or a Miami-Dade Notice of Acceptance rated for that zone. Approved sizes are limited, so we check the approval against your opening before we order.

Does an impact pivot door open in or out?

It opens the way its product approval allows. Some approved pivot doors open only outward and some are approved both ways, so there's no single rule for this door type. We check the approval for your opening and confirm the direction when we measure, before anything is ordered.

Does an impact pivot door keep water out?

It depends on the approval. Some impact pivot doors are not rated for water, so they need a covered entry or an overhang, and some need a water channel at the floor. We check your entry and the approval when we measure and tell you which fits.

Does a pivot door need work on the floor?

Usually. The bottom pivot normally sits in a box set into the floor, so we check the slab and the finished floor at the opening. We go over that work, and any floor finish it touches, at the free in-home measure, before the quote is written.

How big can an impact pivot door be?

Approved impact pivot doors run up to about 12 feet tall in some lines, but every approval caps the width and height. Taller and wider panels need a stronger rating at your opening, so we match the size to an approval for your county when we measure.

What lock comes on an impact door?

Standard impact doors come with a double bore lockset, which is a handle plus a deadbolt. A three-point multipoint lock is an optional upgrade that usually adds about 10–15% to the door's cost. Most aftermarket smart locks won't fit a three-point lock, so decide before we order the door.

Can a pivot door count as an emergency exit?

It can, when the door opens from the room straight to the outside. The Florida Building Code sets the escape-opening rules for each sleeping room, so we check every door against the room and the opening when we measure, before anything is ordered. A garage door doesn't count as one.

How long does an impact door installation take?

One door is often a few hours, and several doors take a day or two. We pull the permit, and the building department sets the review schedule. The in-home estimate is free, and the quote is usually back within 24–48 hours after we measure.

Outstanding job! The installation was completed flawlessly. The team was friendly, punctual, efficient. Kept the are clean throughout the installation. We are very satisfied with the results and highly recommend their service.

The republic team was wonderful from the very beginning to the end. It started with Ryan who was consulting us at the start from the windows type and explained everything very throughly and with patience. He helped us choose the best things for us and was able to help us with pricing as well. Over all Ryan helped us with all the information we needed and answered every question we had when we had them. Now after all contracts/paper work was done They said it would take three days for the installation team to finish all the doors and windows. And they did indeed finish in those three days has they said! Yassel from the installation team were even kind enough to to start off with the rooms of our choice. They were very fast polite and kind. They cleaned everything after themselves making sure to leave no rubble behind. They helped us with our windows and our door frames helping us fix everything. Overall they were fantastic. Very helpful, respectful, and kind! They really did go above and beyond and helped us every step of the way. And I would refer them for any installation of windows and doors l. Thank you Republic team!

Had a great experience working with Daniel and the entire team at Republic Windows & Doors. We worked together for almost 3 years, and throughout that time their communication, professionalism, and organization were always excellent. The team was clear, responsive, and easy to collaborate with on every project. It was truly a pleasure working alongside such a dedicated and professional company. Wishing Daniel and the team continued success!

I had an outstanding experience with Republic Windows and Doors. They installed seven impact windows for me, and every step was top-notch. Ryan, the salesman, was extremely professional during his initial visit—he explained everything clearly, from employee insurance to the high-end tools they use, like premium screws and caulking. Then, Matt and Carlos took over the installation, and they were exceptional—they demonstrated an extraordinary level of dedication, precision, and stamina, ensuring every detail was perfect. Their work ethic was truly outstanding, and they took pride in every step of the process. Plus, the pricing was surprisingly affordable for the quality they delivered. I highly recommend them for any window or door project!

From start to finish, the team of Republic Windows, Doors, & Roofing truly exceeded ALL of our expectations! We had 4 companies bid to replace our condo's sliding doors and windows. Their pricing was on the lower end of competitive BUT not the lowest price. From the onset, the interaction we had with their sales manager, Ryan Didato, was terrific. He was on-time, patient, took his time to walk/talk us through everything, explained the process from start-to-finish, and was available to answer calls/questions I had following our initial interaction. He also didn't "hard sell" us AT ALL which I 100%++++ appreciate. He's the definition of a professional and has the patience of a Saint. After signing our contract, their office team including Debbie, Yiseth, and company took care of everything including submission of plans to HOA and the City of Pompano Beach. They continued to keep us informed regarding ordering windows, etc., as our windows and doors are not standard = all custom. Thank you! Next up: installation. Matheus was the lead on our installation working in tandem with Carlos. WOW! Responsible, respectful, and do they know what they are doing!!! They also covered EVERYTHING before starting to help minimize concrete, drywall, and wood dust. Yes...you will still have some but did they ever help alleviate a lot of clean-up work. They also cleaned up when they finished each day. They didn't take break-after-break...they remained focused and steady = they didn't rush. They did it RIGHT! Plus Matheus has an INCREDIBLE play list on his boom-box that we all enjoyed!! To close, I have remodeled 6 different homes/condos here in the greater Fort Lauderdale area including putting in impact windows and doors. This was BY FAR the best experience from start-to-finish I have ever had. And the sliding doors which are really large open and close the smoothest I've ever had! On behalf of my 85 year old father, my 55 year old special needs sister, our fur-baby Dolly...THANK YOU ALL for making this such a positive experience the entire way through. We will 100% recommend you to anyone looking for a reliable, reputable, fair priced company for high quality impact windows and doors! Christopher Tompkins
