Preserving our Rural Lifestyle

Southwest Ranches in brief

  • Horse-ranch acreage

    One home per acre

Rural residential districts allow one dwelling unit per acre, so most homes sit on lots of an acre or more.

For your windows: Big open lots can put a house in a more exposed wind category, so we check before sizing.

Town of Southwest Ranches · 2021 comprehensive plan
  • Barns and stables

    Prototype barn plan

The town had an architect prepare a Florida Building Code prototype drawing of a three-stall barn with a tack room that residents can permit.

For your windows: A detached barn may need its own permit, separate from the house windows.

Town of Southwest Ranches · February 2025 newsletter (prototype barn plans)
  • Rural roads

    No streetlights

The comprehensive plan prohibits streetlights, concrete sidewalks, and curbs in rural residential areas.

For your windows: Unlit roads and long driveways shape where we stage the truck and when deliveries arrive.

Town of Southwest Ranches · 2021 comprehensive plan
  • Rolling Oaks and Sunshine Ranches

    Named communities

The plan notes that Rolling Oaks has a single access route; the town runs Sunshine Ranches Equestrian Park and Rolling Oaks Passive Open Space Park.

For your windows: Single-route access can limit delivery timing, so we plan the drop with you.

  • Green Meadows

    Drainage project

The town has bid out drainage improvements for Green Meadows, including the Dykes Road drainage work.

For your windows: Open acreage leaves walls exposed to wind from every side, so we confirm the exposure category before sizing.

Impact windows and doors count as opening protection, Question 9 on the state's wind-mitigation form, OIR-B1-1802. A licensed inspector fills it out after the work, and your insurer sets the discount.

Questions

Southwest Ranches impact window questions

Who handles permits in Southwest Ranches?

CAP Government provides the town's building permit services and inspector visits, through the CAP On-Line Building Permit Portal.

Who closes the permit?

A CAP Government inspector working for the town; inspection approval closes it.

My lot is wide open. Does that matter?

It can raise exposure and pressures.

Does my detached barn need a permit too?

It may need its own permit, separate from the house. The town even offers a prototype barn drawing residents can permit.

Are hurricane windows sized for big ranch openings?

Yes, within each product's approval limits.

What does a big fixed pane cost?

A 37 by 50 inch fixed pane averages about $900; larger ones cost more.

Do you install barn-style doors?

Swing barn doors on a home's exterior must carry an HVHZ approval; sliding barn-style hardware isn't a rated impact door. In the HVHZ, our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

Notice of commencement?

Required if the value is above $5,000 (§713.135).

Warranty?

The lifetime labor warranty covers you, the original owner. It doesn't pass to a new owner if you sell.

Quote timing?

A priced list arrives in 24–48 hours.

Do gated enclaves review windows?

Some do; §720.3035(6) bars denying conforming units.

Condo rules?

§718.113(5) applies to any condo.

Is the whole town in the HVHZ?

Yes. All of Broward is, Southwest Ranches included; see the wind block.

Where can I get walk-in permit help?

At Town Hall, where the town's building services take walk-in questions. We handle the filing for you.

  • Above 30 feet: the small-missile test, 2-gram steel balls at 130 feet per second, and BORA Formal Interpretation #24 asks for a sealed, site-specific design.
