Permits, four layers
We prepare and file every permit package in-house across all 34 municipal building departments and Miami-Dade RER. Permits applied for after December 31, 2026 fall under the 9th Edition (2026) Florida Building Code.
We measure each opening, map floor plans, calculate psf pressures under FBC §1620 (BORA's Jan 26, 2024 chart up to 30 ft in Exposure C, or sealed PE wind loads in Exposure D and >30 ft), and mark two NOA sets.
Miami-Dade BORA · Wind load table for openings (Jan 26, 2024)Before filing, we prepare condo packets under §718.113(5), HOA forms under §720.3035(6), coastal <=45% VLT turtle-glass specs, and historic COAs for Coral Gables, Miami HEPB, and Miami Beach HPB.
Florida Statutes §718.113Folio 30 files with Miami-Dade RER (11805 SW 26th St, Cat. 82/83); prefixes 01–28 and 31–36 file with your city. State law requires a notice over $5,000; Homestead's checklist still lists $2,500, so we record one whenever the city asks.
Florida Statutes §713.135We meet the municipal or RER reviewer for any required in-progress buck/fastener check and the final walk-through so your permit receives inspection approval for Form OIR-B1-1802 and My Safe Florida Home.

A typical installed window falls in the $800–$1,800 range, a 37 by 63 inch single-hung averages $1,100 with us, and a whole-home project runs $12,000–$35,000. Sliding glass doors run $2,500–$3,500 and single French doors run $2,800–$4,000 installed. HVHZ products and testing make Miami-Dade jobs cost more than outside the HVHZ.
Your written quote reflects opening dimensions, frame finish (white, bronze, or black aluminum), glass makeup (clear laminated, solar Low-E, <=45% VLT turtle tint, or acoustic interlayers near MIA), and design pressures (psf) for Exposure C, Exposure D, or high-rise elevations.
Condos represent 362,099 Miami-Dade parcels (98% of Sunny Isles Beach, 95% of Aventura, 91% of Key Biscayne, 89% of Miami Beach). Openings up to 30 ft must pass the TAS 201 large-missile test (9-lb 2×4 at 50 ft/s); openings above 30 ft qualify under the small-missile test (thirty 2g steel balls at 130 ft/s) with sealed Florida PE or RA wind loads.
Under Fla. Stat. §718.113(5), condo boards cannot refuse code-compliant impact glass matching building specs and must credit owners under §718.113(5)(d) on future building-wide replacements (§720.3035(6) protects HOA owners). Permits applied for after December 31, 2026 fall under the 9th Edition (2026) Florida Building Code. State law requires a notice over $5,000; Homestead's checklist still lists $2,500, so we record one whenever the city asks.
In the HVHZ, our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

Grants and insurance
If you qualify for My Safe Florida Home, the state pays $2 for every $1 you pay, up to $10,000, after the program's free wind-mitigation visit (Fla. Stat. §215.5586). How the program works.
Impact windows and doors count as opening protection, Question 9 on the state's wind-mitigation form, OIR-B1-1802. A licensed inspector fills it out after the work, and your insurer sets the discount.
Questions
Installed impact windows average $800–$1,800 per opening, and a whole-home project runs $12,000–$35,000. Single French doors run $2,800–$4,000 and two-panel sliders run $2,500–$3,500 installed. HVHZ products and testing make Miami-Dade jobs cost more than outside the HVHZ.
We pull every permit in-house: Folio 30 files with Miami-Dade RER at the Saffir Center (Category 82/83), and prefixes 01–28 and 31–36 file with your city's building department. State law requires a notice over $5,000; Homestead's checklist still lists $2,500, so we record one whenever the city asks.
Every window, door, and mullion must carry either a current Miami-Dade Notice of Acceptance (NOA) from RER Product Control or a Florida Product Approval under §553.842 explicitly marked HVHZ compliant under TAS 201, TAS 202, and TAS 203.
Under Florida Statute §718.113(5), a condo board may set exterior color and style rules but cannot refuse code-compliant impact glass that matches them, and §718.113(5)(d) gives owners a pro-rata credit on future building-wide replacements. §720.3035(6) protects HOA owners.
Under FBC §1626 and TAS 201, openings up to 30 feet above grade require large-missile glass (9-lb 2×4 at 50 ft/s). Glazing above 30 feet can use small-missile glass (thirty 2-gram steel balls at 130 ft/s) with sealed PE or RA wind-load calculations.
Miami Beach (Ordinance 2024-4652) and Surfside (Ordinance 2018-1688) require seaward glass to carry <=45% visible light transmittance (VLT), while Golden Beach, Sunny Isles Beach, Bal Harbour, and Key Biscayne enforce marine-turtle lighting standards on beach-visible glass.
In Special Flood Hazard Areas (Zones A, AE, AH, VE), cumulative permitted work reaching 50% of the building's market value (excluding land) triggers current flood elevation rules. Window replacements alone rarely reach 50%, though coastal cities may ask for a cost breakdown.
Florida Statute §627.0629 requires windstorm premium discounts for opening protection verified on Form OIR-B1-1802 (Question 9). Earning the Hurricane (Class A) tier requires every glazed and non-glazed exterior opening—including entry and garage doors—to be impact-rated or shuttered.
We offer three plans via Sunlight Financial, Service Finance Company, Upgrade, and Renew Financial (with approved credit): 12-month no-interest promo, 10 years from 6.99% APR, and 20 years from 8.99% APR. Qualifying homesteads can also apply for up to $10,000 through My Safe Florida Home (§215.5586).
The lifetime labor warranty covers you, the original owner. It doesn't pass to a new owner if you sell.
Our in-home measure is free, and we send your itemized opening-by-opening written quote in 24–48 hours. Crews work across Miami-Dade every week, about 30–45 minutes south of our showroom.
Custom HVHZ manufacturing and permit review run in parallel (typically 4 to 8 weeks), and most single-family installs take 1 to 3 days before inspection approval. Permits applied for after December 31, 2026 fall under the 9th Edition (2026) Florida Building Code.
