Impact window and door cost across Hillsborough County

Across Hillsborough County, installed impact windows average $800–$1,800 per opening—about $1,100 for a 37 by 63 inch single-hung or $900 for a 37 by 50 inch fixed architectural window.

Bayfront homes on Davis Islands, in Apollo Beach and along Bayshore Boulevard use Exposure D pressures and stainless hardware, which puts them toward the top of the range.

The 1921 hurricane, Helene and Milton

On October 25, 1921 a hurricane came ashore near Tarpon Springs and drove about 10.5 feet of surge into Tampa Bay, per the National Weather Service. In September 2024 Helene raised water 5 to 7 feet above ground inside the bay, and on October 9 Milton made landfall at Siesta Key as a Category 3 and crossed the region with damaging wind and rain.

In flood zones, if your permitted improvements reach 50% of the home's value, the house must meet current flood elevation rules. A window job alone rarely gets there.

Windows and doors for Hillsborough County homes

From Seminole Heights bungalows and South Tampa block homes to newer builder homes in Riverview and canal houses in Apollo Beach, we size each opening to its design pressure and HOA rules.

For Tampa Bay entries and lanais, we install out-swing French doors, multi-panel sliders, fiberglass entry doors and wind-rated garage doors. Our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

Questions

Hillsborough County impact window questions

Is Hillsborough County in the HVHZ?

No—only Miami-Dade and Broward are in the HVHZ. Hillsborough falls under the standard FBC 8th Edition, where a Florida Product Approval (FL#) or Miami-Dade NOA is accepted.

What design wind speeds apply?

On the county's ASCE 7-22 Risk Category II map, Tampa and the bayfront are in the 140 mph zone, inside the wind-borne debris region. Inland areas such as Brandon, Valrico and Lutz map below 140 mph, where the code doesn't require impact protection.

Which office issues my permit?

City of Tampa addresses file with Tampa's Construction Services Division; unincorporated addresses file with Hillsborough County Development Services in HillsGovHub.

Does Republic do roofing in Hillsborough County?

No, only impact windows and doors. Roofing is Miami-Dade, Broward and Palm Beach only.

Can my HOA or condo association reject impact windows?

No. Under § 720.3035(6) for HOAs and § 718.113(5) for condos, Hillsborough boards review color and style but cannot prohibit code-compliant impact glass.

When is a notice of commencement required?

State law requires a notice of commencement over $5,000, which we record with the Hillsborough County Clerk before the first inspection approval.

How much do impact doors cost?

In Hillsborough, installed single French doors average $2,800–$4,000, double French doors $3,800–$7,000, and 2-panel sliders $2,500–$3,500 (plus $600–$800 per extra panel).

What labor warranty covers the installation?

The lifetime labor warranty covers you, the original owner. It doesn't pass to a new owner if you sell.

For the detail-minded

The rules

Three cities with their own desks, unincorporated HillsGovHub permitting, and a 140 mph line that splits bayfront from inland.

Wind and missile rules

Hillsborough County is outside the HVHZ. Its ASCE 7-22 Risk Category II map puts Tampa and the western, bayfront half of the county in the 140 mph zone, which is in the wind-borne debris region, while inland areas such as Brandon, Valrico, Lutz and Plant City map below 140 mph, where impact protection is optional.

  • In the 140 mph zone, up to 30 feet: the large-missile test of ASTM E1996.
  • Above 30 feet: the small-missile test of the same standard.
  • Each unit needs a Florida Product Approval, or a Miami-Dade NOA, covering its size and design pressure.
