Tampa, Hillsborough County

Impact windows and doors in Tampa

Tampa sits outside the HVHZ in the wind-borne debris region, where Hillsborough County"s ASCE 7-22 Risk Category II map places the city in its 140 mph zone from Davis Islands and Bayshore to Seminole Heights. We engineer each opening, file with the City of Tampa Construction Services Division, and average $800–$1,800 per window installed.

Tampa homes

We know Tampa homes

Tampa's housing runs from 1910s Craftsman bungalows in Seminole Heights to Mediterranean Revival homes along Bayshore Boulevard and new builds on Davis Islands. The median home here was built in 1985 and is worth about $420,400, per the Census. Because the city is in the county's 140 mph zone, glass must be impact-rated or protected, and a Florida Product Approval or a Miami-Dade NOA both qualify.

A same-size replacement is a $120 city trade permit plus the 2.5% state surcharge; changing an opening's size moves it to a $162 miscellaneous permit with sealed plans. We measure for free and send a written quote within 24–48 hours.

We serve Hillsborough County homes from our Fort Lauderdale office. Roofing is Miami-Dade, Broward and Palm Beach only.

The 1921 hurricane and the 2024 storms

On October 25, 1921 a Category 3 hurricane came ashore near Tarpon Springs and pushed about 10.5 feet of surge into Tampa Bay, per the National Weather Service. In September 2024 Helene raised water 5 to 7 feet above ground inside the bay, and two weeks later Milton crossed the peninsula after landfall at Siesta Key.

Low South Tampa streets, Davis Islands and the Westshore shoreline sit in FEMA AE or VE flood zones. In flood zones, if your permitted improvements reach 50% of the home's value, the house must meet current flood elevation rules. A window job alone rarely gets there.

Windows and doors for Tampa homes

On Davis Islands and along Bayshore, bay-facing walls take Exposure D pressures and stainless hardware. In Hyde Park and Seminole Heights we size units to keep bungalow proportions, and downtown or Channelside condos start with the association's approval.

Our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

My Safe Florida Home and your wind-mitigation form

If you qualify for My Safe Florida Home, the state pays $2 for every $1 you pay, up to $10,000, after the program's free wind-mitigation visit (Fla. Stat. §215.5586). How the program works.

Impact windows and doors count as opening protection, Question 7 on the state's wind-mitigation form, OIR-B1-1802. A licensed inspector fills it out after the work, and your insurer sets the discount.

Questions

Tampa impact window questions

Is Tampa in the High-Velocity Hurricane Zone?

No. The HVHZ is only Miami-Dade and Broward. Tampa is in the wind-borne debris region at 140 mph, so a Florida Product Approval or a Miami-Dade NOA is accepted.

What does a window permit cost in Tampa?

The City of Tampa charges $120 for a same-size exterior window or door replacement and $162 for a different-size opening, plus the 2.5% state surcharge.

What design wind speed applies?

The county's ASCE 7-22 Risk Category II layer puts Tampa in its 140 mph zone. That's a design wind speed for engineering, not a forecast.

Does Republic install roofs in Tampa?

No—in Tampa we install impact windows and exterior doors only. Roofing is Miami-Dade, Broward and Palm Beach only.

Can a Hyde Park, Davis Islands or New Tampa association block impact windows?

No. Florida Statutes § 720.3035(6) for HOAs and § 718.113(5) for condominiums let boards review frame color and style, not ban code-compliant impact glass.

What glass ratings do I need?

Climate Zone 2 caps SHGC at 0.25 and U-factor at 0.40 for replacement windows.

What do impact doors cost?

Single French doors average $2,800–$4,000, double French doors $3,800–$7,000, and a 2-panel slider $2,500–$3,500 (plus $600–$800 per extra panel).

How does the labor warranty work for Tampa homeowners?

The lifetime labor warranty covers you, the original owner. It doesn't pass to a new owner if you sell.

The fine print

The rules

Wind and missile rules

Hillsborough County is outside the HVHZ. Its ASCE 7-22 Risk Category II map puts Tampa and the western, bayfront half of the county in the 140 mph zone, which is in the wind-borne debris region, while inland areas such as Brandon, Valrico, Lutz and Plant City map below 140 mph, where impact protection is optional.

  • In the 140 mph zone, up to 30 feet: the large-missile test of ASTM E1996.
  • Above 30 feet: the small-missile test of the same standard.
  • Each unit needs a Florida Product Approval, or a Miami-Dade NOA, covering its size and design pressure.
