St. Petersburg homes

We know St. Petersburg homes

St. Petersburg has about 262,700 residents and the oldest housing of our Tampa Bay pages: the median home was built in 1969, per the Census. That means Old Northeast brick-street homes, Kenwood bungalows and mid-century canal houses in Shore Acres, many still on original single-pane glass. Pinellas uses one wind speed for the whole county, 145 mph, which puts every address in the debris region.

The city charges by job value: $50 up to $1,000, then $7 per $1,000 for single-family homes. The checklist asks for the application, product approvals, the Window and Door Compliance Form and a floor plan.

We serve Pinellas County homes from our Fort Lauderdale office. Roofing is Miami-Dade, Broward and Palm Beach only.

Helene's record tide and Milton's rain

During Helene the St. Petersburg tide gauge, with records back to 1947, peaked at 6.31 feet above MHHW, beating the 3.97-foot mark set by Elena in 1985. Two weeks later Milton dropped 20.40 inches of rain near St. Petersburg, the highest total in the NHC report.

Shore Acres, Snell Isle and Coquina Key sit largely in FEMA AE or VE zones. In flood zones, if your permitted improvements reach 50% of the home's value, the house must meet current flood elevation rules. A window job alone rarely gets there.

Windows and doors for St. Petersburg homes

Snell Isle and Placido Bayou waterfront walls use Exposure D pressures. In Old Northeast and Kenwood we match original window proportions, and downtown condo towers start with board approval.

Our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

The rules

Wind and missile rules

Pinellas County is outside the HVHZ. Its local amendment sets 145 mph for Risk Category II countywide, above the 140 mph mark that puts the entire county in the wind-borne debris region.

  • Up to 30 feet: the large-missile test of ASTM E1996.
  • Above 30 feet: the small-missile test of the same standard.
  • Each unit needs a Florida Product Approval, or a Miami-Dade NOA, covering its size and design pressure.
