Impact window and door cost across Pinellas County

On the Pinellas peninsula, installed impact windows average $800–$1,800 per opening, with a typical 37 by 63 inch single-hung near $1,100 and a 37 by 50 inch picture window near $900.

Gulf-front homes and condos on Clearwater Beach and the other barrier islands use Exposure D pressures and may need turtle-friendly tint, which puts them toward the top of the range.

Helene's record water and Milton's rain

During Helene, USGS sensors on the barrier islands measured 7.23 feet above MHHW at Fred Howard Park, 6.75 feet at Clearwater Beach and 7.26 feet at Madeira Beach, and the St. Petersburg gauge set a record of 6.31 feet, per the NHC. Milton then dropped 20.40 inches of rain near St. Petersburg.

In flood zones, if your permitted improvements reach 50% of the home's value, the house must meet current flood elevation rules. A window job alone rarely gets there.

Windows and doors for Pinellas County homes

From Kenwood bungalows and Old Northeast homes to Countryside ranches, Largo condos and Gulf-front towers, we size each opening to its exposure and association rules.

From beach condo balconies to ranch patios, we fit out-swing French doors, heavy-duty sliding glass doors, fiberglass front doors and impact garage doors. Our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

Questions

Pinellas County impact window questions

Is Pinellas County in the HVHZ?

No—Pinellas is outside the HVHZ and inside the FBC 8th Edition wind-borne debris region at 145 mph, accepting either a state FL# approval or a Miami-Dade NOA.

What design wind speeds apply?

Pinellas adopted 145 mph for Risk Category II countywide, so every address is in the wind-borne debris region.

Which office issues my permit?

City addresses file with their city; unincorporated areas like Palm Harbor and East Lake file with Pinellas County Building & Development Review Services.

Does Republic do roofing in Pinellas County?

No, only impact windows and doors. Roofing is Miami-Dade, Broward and Palm Beach only.

Do beach homes need turtle glass?

On nesting beaches, Gulf-visible glass may need tint of 45% light transmittance or less where local rules apply. We check for each address.

Can my HOA or condo association reject impact windows?

No. Florida Statutes § 718.113(5) and § 720.3035(6) let Pinellas condo and HOA boards set exterior finish rules, not ban approved impact windows.

When is a notice of commencement required?

State law requires a notice of commencement over $5,000; our permit team records it with the Pinellas County Clerk of the Circuit Court.

How much do impact doors cost?

Across Pinellas, single French doors average $2,800–$4,000, double French doors $3,800–$7,000, and 2-panel patio sliders $2,500–$3,500 (plus $600–$800 per additional panel).

What labor warranty covers the installation?

The lifetime labor warranty covers you, the original owner. It doesn't pass to a new owner if you sell.

Wind and missile rules

Pinellas County is outside the HVHZ. Its local amendment sets 145 mph for Risk Category II countywide, above the 140 mph mark that puts the entire county in the wind-borne debris region.

  • Up to 30 feet: the large-missile test of ASTM E1996.
  • Above 30 feet: the small-missile test of the same standard.
  • Each unit needs a Florida Product Approval, or a Miami-Dade NOA, covering its size and design pressure.
