Clearwater homes

We know Clearwater homes

Clearwater has about 117,200 residents and a median home built in 1978, per the Census, from early-1900s homes in Harbor Oaks to 1970s and 1980s houses in Countryside. Every opening needs impact glass or protection; a Florida Product Approval or a Miami-Dade NOA both qualify.

The city permit fee is $33 plus $7.25 per $1,000 of value for jobs up to $100,000, and one- and two-family plan review adds $16 plus $1 per $1,000. Barrier-island homes need extra details on the plans.

We serve Pinellas County homes from our Fort Lauderdale office. Roofing is Miami-Dade, Broward and Palm Beach only.

Helene along Clearwater Harbor

During Helene a USGS sensor at Clearwater Beach measured 6.75 feet above MHHW and the Clearwater tide gauge reached 6.67 feet, per the NHC. The 1921 hurricane came ashore just north, near Tarpon Springs.

Island Estates and harbor-front lots can map FEMA AE or VE. In flood zones, if your permitted improvements reach 50% of the home's value, the house must meet current flood elevation rules. A window job alone rarely gets there.

Windows and doors for Clearwater homes

In Harbor Oaks we keep older sightlines while switching to laminated glass. Island Estates canal homes take Exposure D pressures, and Countryside's 1980s homes usually get full-frame swaps.

Our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

Impact windows and doors count as opening protection, Question 7 on the state's wind-mitigation form, OIR-B1-1802. A licensed inspector fills it out after the work, and your insurer sets the discount.

The rules

Wind and missile rules

Pinellas County is outside the HVHZ. Its local amendment sets 145 mph for Risk Category II countywide, above the 140 mph mark that puts the entire county in the wind-borne debris region.

  • Up to 30 feet: the large-missile test of ASTM E1996.
  • Above 30 feet: the small-missile test of the same standard.
  • Each unit needs a Florida Product Approval, or a Miami-Dade NOA, covering its size and design pressure.
