Helene's surge on the bay

Helene pushed 5 to 7 feet of water above ground inside Tampa Bay in September 2024, per the NHC report.

Many canal lots sit in FEMA AE or VE zones. In flood zones, if your permitted improvements reach 50% of the home's value, the house must meet current flood elevation rules. A window job alone rarely gets there.

Windows and doors for Apollo Beach homes

Bay- and canal-facing walls get Exposure D pressures and stainless hardware for salt air. In MiraBay and Waterset we follow the HOA's color list, and large lanai sliders are common.

Our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

Questions

Apollo Beach impact window questions

Is Apollo Beach in the wind-borne debris region?

Yes. The county's ASCE 7-22 Risk Category II map puts it in the 140 mph zone. It's not in the HVHZ, so a Florida Product Approval or a Miami-Dade NOA is accepted.

Do canal homes need higher pressures?

Often. Walls facing open bay water are engineered for Exposure D.

What does the permit cost?

$130 for 1 to 20 same-size openings, or $250 when sizes change.

Do you do roofing work in Apollo Beach?

No—Apollo Beach is window and door territory only. Roofing is Miami-Dade, Broward and Palm Beach only.

Can MiraBay, Waterset or Symphony Isles deny impact windows?

No. Under § 720.3035(6), waterfront HOAs can enforce their approved frame palette, not forbid code-compliant impact glass.

Who is covered by the Apollo Beach labor warranty?

The lifetime labor warranty covers you, the original owner. It doesn't pass to a new owner if you sell.

The fine print

The rules

Wind and missile rules

Hillsborough County is outside the HVHZ. Its ASCE 7-22 Risk Category II map puts Tampa and the western, bayfront half of the county in the 140 mph zone, which is in the wind-borne debris region, while inland areas such as Brandon, Valrico, Lutz and Plant City map below 140 mph, where impact protection is optional.

  • In the 140 mph zone, up to 30 feet: the large-missile test of ASTM E1996.
  • Above 30 feet: the small-missile test of the same standard.
  • Each unit needs a Florida Product Approval, or a Miami-Dade NOA, covering its size and design pressure.
