Tamarac, Broward County

Impact windows and doors in Tamarac

Tamarac began in 1963 as a retirement town, and much of it is still villas, condos, and coach homes run by associations. We install HVHZ-rated impact windows and doors here at $800–$1,800 per window on average, start with your board's specs, and file with the City of Tamarac Building Department through ePermits.

Tamarac homes

We know Tamarac homes

Kenneth Behring sold Tamarac Lakes as condo-style living with a house's privacy, then kept buying land for the Mainlands and the Woodlands, which is why the city's map looks the way it does.

For a window job, that means the association usually speaks first. In a villa row or a 55+ condo, the board's color and style rules shape the quote before price does.

Tamarac areas and what they mean for windows

  • Tamarac Lakes

    The first

Behring's first neighborhood offered condo-style convenience with the privacy of a single-family home, aimed at active retirees.

For your windows: These are some of the oldest houses in the city, so original frames and non-standard openings are common. We measure every one.

City of Tamarac · History of Tamarac
  • Mainlands (by section)

    Numbered sections

The Mainlands followed Tamarac Lakes and was built in numbered sections; the Unit 3 declaration of condominium, recorded in January 1970, covers 353 units.

For your windows: Each section has its own documents, so we read your section's specs, not a neighbor's, before choosing frames.

The Mainlands · Unit 3 declaration of condominium
  • The Woodlands

    Golf community

About 900 single-family homes spread over roughly 200 acres around two 18-hole courses.

For your windows: Fairway-facing walls can see open exposure, and large rear sliders are common. We rate each opening separately.

Tamarac Talk · The Woodlands Country Club
  • Kings Point

    55+, 14 subdivisions

A 55+ community of 4,869 condos, villas, and coach homes in 14 subdivisions, each with its own association.

For your windows: Condo, villa, and coach-home buildings have different rules. We confirm which association signs off for your unit.

    Nova55Living · Kings Point Tamarac
  • Shaker Village

    Townhome HOA

Shaker Village is a townhome community with its own HOA; its clubhouse was destroyed by a 2017 storm, and the city has since planned a community center on the site.

For your windows: Shared walls mean a common look, so the HOA's approved color and style decide the order.

Tamarac Talk · Shaker Village clubhouse
  • Lime Bay

    55+ condos

    A 55+ condo community of 756 homes built between 1970 and 1989.

For your windows: The building's board picks the frame finish and glass look, so its written specs go into our quote before any filing.

Permits, four layers

Permit steps for a Tamarac home

In Tamarac the association review and the city permit are separate. This is the order.

  1. 1

    HVHZ approval for each opening

Each window and door gets a Miami-Dade NOA or an HVHZ Florida Product Approval covering its size and design pressure.

FBC 2023 §1626 (HVHZ impact tests)
  2. 2

    Association approval and affidavit

The board reviews against its specs, and the city's Association Affidavit of Awareness confirms the association knows about the work.

City of Tamarac · Building online services and ePermits
  3. 3

    ePermits filing

We file with the City of Tamarac Building Department through Broward's ePermits OneStop, with approvals and pressures attached.

  4. 4

    City sign-off

Windows and doors for Tamarac villas and condos

Original single-hungs are the usual swap in the older sections, rollers fill the wide openings onto screened patios, and fixed panes take the lake and fairway views in the Woodlands.

Doors we hang here include French pairs, patio sliders, fiberglass entries, and garage doors. In the HVHZ, our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

Questions

Tamarac impact window questions

Who issues window permits in Tamarac?

The City of Tamarac Building Department on Nob Hill Road. Applications go through Broward's ePermits OneStop, and we file them.

Does a city permit mean my association approved the work?

No. Tamarac treats them as separate, and the city's Association Affidavit of Awareness covers the association side. We get the board's sign-off first.

Who closes the permit?

Tamarac does, once its own inspector has walked the finished openings and logged inspection approval.

I'm in Kings Point. Which board approves my windows?

Your own subdivision's association. Kings Point has 14 subdivisions, each with its own condo or homeowner association, so we confirm yours before ordering.

My Mainlands section has its own rules. Does that matter?

Yes. Each section has its own documents, so we work from your section's specs, not the one next door.

Can my condo board block impact windows?

No, as long as yours follow its written specs. §718.113(5) lets the board decide color and style; when its documents require approval, a matching unit has to be allowed.

And if I'm in an HOA instead?

Same idea under §720.3035(6): a package that follows the HOA's adopted specs can't be rejected by its board or review committee.

My building is a mid-rise. Is the glass tested differently up high?

Above 30 feet, yes. Those units are rated with a small-missile test, steel balls rather than a lumber missile, and Broward's BORA FI #24 has an engineer seal a design for that building.

Is a notice of commencement required?

Under §713.135, yes, for jobs over $5,000. You sign it and we record it.

Are hurricane windows the same as impact windows?

Yes. In Tamarac both names mean a laminated unit with an HVHZ approval for its opening.

What does one window cost in Tamarac?

$800–$1,800 for most, installed. A 37 by 63 inch single-hung, common in the older sections, is about $1,100. A villa has fewer openings than a house, so totals run smaller.

Do you install impact doors in Tamarac?

Yes, including patio sliders for villas and screened porches. In the HVHZ, our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

What's the warranty?

Lifetime labor, for the original owner. It doesn't pass to a new owner if you sell. The manufacturer covers the glass, frame, and hardware separately.

How soon do I get a price?

Within 24–48 hours of the free measure, with each opening priced on its own line.

The fine print

The rules

Wind and missile rules

All of Broward is in the HVHZ, with 170 mph design wind for a Risk Category II home.

  • Up to 30 feet: the large-missile test, a 9-pound 2x4 fired at 50 feet per second.
  • Above 30 feet: the small-missile test, 2-gram steel balls at 130 feet per second, and BORA Formal Interpretation #24 asks for a sealed, site-specific design.

Condos, HOAs, 55+Board specs come first
  • Condo owners: §718.113(5) has the board write hurricane-protection specs to code, and color and style can be part of them. If the documents call for approval, a unit that follows the specs can't be turned down, but the board may insist on the building's current appearance.

  • HOA homes: §720.3035(6) bars the board or its architectural committee from rejecting impact windows or doors that follow the specs it adopted.

  • A city permit doesn't mean the association has approved the work; the city's Association Affidavit of Awareness covers that step.
