Questions

Lauderhill impact window questions

How do window permits work in Lauderhill?

The city's Building Division at 3300 Inverrary Blvd. reviews and issues them for registered contractors, and status is tracked in the city's Online Permitting System.

Who does the final approval?

Lauderhill's building inspectors. After inspection approval is logged, the city closes the permit.

I'm in Inverrary. How many boards are involved?

Usually your own condo or HOA; the Inverrary Association represents more than 30 of them. We find the right one.

What if my home backs onto one of the closed golf courses?

Open ground behind a house can raise the pressure on that wall, so we rate it separately.

My condo is a mid-rise. Does height matter?

Above 30 feet, yes: those windows use the small-missile rating, plus a sealed design under BORA FI #24.

Can my condo association say no?

Only to units that don't match its specs. §718.113(5) requires approval of conforming installations.

And an HOA?

§720.3035(6) keeps an HOA from denying impact windows and doors that meet its adopted specs.

Are hurricane windows different from impact windows?

No. Lauderhill owners hear both names for one HVHZ-approved product.

What does a window run?

Most Lauderhill openings land in the $800–$1,800 range. Villa windows tend to sit at the lower end.

Do you put in impact doors here?

Yes, including patio sliders for villas. In the HVHZ, our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

Is a notice of commencement required in Lauderhill?

On jobs above $5,000, under §713.135. We prepare it.

What's the labor warranty?

The lifetime labor warranty covers you, the original owner. It doesn't pass to a new owner if you sell. The manufacturer covers the product.

How quickly will I have pricing?

Generally 24–48 hours from the free measure.

The rules

Wind and missile rules

All of Broward is in the HVHZ, with 170 mph design wind for a Risk Category II home.

  • Up to 30 feet: the large-missile test, a 9-pound 2x4 fired at 50 feet per second.
  • Above 30 feet: the small-missile test, 2-gram steel balls at 130 feet per second, and BORA Formal Interpretation #24 asks for a sealed, site-specific design.

Condos and HOAsMany boards, one neighborhood
  • §718.113(5) lets a condominium board decide color and style through written specs; once an owner's windows match them, approval can't be withheld.

  • §720.3035(6), HOAs: a board or committee can't turn down impact windows or doors that conform to its specs.

  • In Inverrary, each of the 30-plus associations has its own documents; we read yours.

Mid-rise condosGlass above 30 feet
