Ian made landfall near Cayo Costa as a 150 mph storm on Sept 28, 2022. Lee County lost power almost everywhere: its after-action report puts it at 98% of the county.

Surge did the worst damage, and the NHC counts 36 of the 41 U.S. surge deaths in Lee County. Wind was fierce too: a station at the Cape Coral yacht club logged a 140 mph gust, and NOAA's records note it.

Why impact glass matters after Ian

Laminated impact glass is tested to stay in the frame after a debris strike, so the opening stays closed through the storm. There are no panels to put up when a forecast shifts late, as Ian's did.

Florida law requires insurers to offer discounts for opening protection, so rated glass on every opening can lower the wind part of the premium. Your insurer sets the number.

Windows and doors for Fort Myers homes

Riverfront homes need units tested to the Exposure D column, while inland streets often fall under B or C.

Our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

My Safe Florida Home and your wind-mitigation form

If you qualify for My Safe Florida Home, the state pays $2 for every $1 you pay, up to $10,000, after the program's free wind-mitigation visit (Fla. Stat. §215.5586). How the program works.

Impact windows and doors count as opening protection, Question 9 on the state's wind-mitigation form, OIR-B1-1802. A licensed inspector fills it out after the work, and your insurer sets the discount.

Questions

Fort Myers impact window questions

Is Fort Myers in the High-Velocity Hurricane Zone?

No. That zone covers only Miami-Dade and Broward. Fort Myers designs to 160 mph, and all of Lee County is a wind-borne debris region.

What design pressure do my windows need?

For a home under 30 feet, the city table asks for about +38.6/−51.8 psf in Exposure C and +45.8/−61.4 psf in Exposure D.

Is my riverfront house Exposure D?

Usually. The city worksheet says riverfront property is generally Exposure D.

How bad was Hurricane Ian in Lee County?

The NHC counts 5,369 Lee County structures destroyed and 14,245 with major damage.

Do hurricane windows help with insurance?

Insurers must offer wind-mitigation discounts under §627.0629; the size is up to your carrier.

Where is the permit filed?

In the city's EnerGov self-service portal, with the window and door worksheet.

I live in Dean Park. What changes?

Replacements keep the original look, muntins go outside, and vinyl frames aren't allowed.

When does a replacement need impact protection?

On a one- or two-family home built in March 2002 or later, if you replace 25% of the total glass area, each replaced opening needs debris protection: impact glass, shutters, or storm panels. That's the city checklist rule.

What does a single-hung cost?

Our average for a 37 by 63 inch single-hung is $1,100.

Do you install impact French doors?

Yes. Our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

When is a notice of commencement needed?

The statute threshold is a direct contract above $5,000; Fort Myers wants the recording done before inspectors visit.

Who does the labor warranty protect?

The lifetime labor warranty covers you, the original owner. It doesn't pass to a new owner if you sell.

How fast is the quote?

24–48 hours after the measure, with the approval listed for each opening.

The rules

Wind and missile rules

Lee County is outside the HVHZ. Its Risk Category II map has 150, 160, and 170 mph zones, and the whole county is a wind-borne debris region.

  • Up to 30 feet: the large-missile test of ASTM E1996.
  • Above 30 feet: the small-missile test of the same standard.
  • Each unit needs a Florida Product Approval, or a Miami-Dade NOA, covering its size and design pressure.
