Miramar, Broward County

Impact windows and doors in Miramar

Miramar started in 1955 as a 2.9-square-mile bedroom town and grew west to the conservation line. Expect $800–$1,800 a window, installed, for HVHZ-approved units; any HOA letter, the affidavit, and the Building Division filing in its Self-Service Portal are on us, from the first measure to the city's final sign-off.

Miramar homes

We know Miramar homes

The east side holds Mailman's first concrete houses from the 1950s; west of the Turnpike the city filled in with planned communities under its 1972 land use plan.

So a Miramar job is one of two things: odd-sized openings in an older house, or a newer home where the association's color and glass rules come first.

Miramar areas and what they mean for windows

  • Mailman's first streets

    1953 houses

A.L. Mailman bought the first tract from H.D. Perry Sr. in 1953 and built 56 inexpensive concrete homes, which sold quickly.

For your windows: The oldest block houses in the city often have original openings in odd sizes. We measure each one before we order.

  • The original city

    1955 limits

At incorporation Miramar ran from SW 64th Avenue to University Drive, between Pembroke Road and the Dade County line.

For your windows: Mid-century houses here rarely have association rules, so the city permit is usually the only approval.

City of Miramar · History of Miramar
  • Monarch Lakes

    1996 plat

Broward County approved the Monarch Lakes plat in 1996 for 2,219 homes on about 657 acres, north of Miramar Parkway and west of Flamingo Road.

For your windows: Planned-community homes usually need the association's sign-off on color and style before we file.

Broward County · Monarch Lakes plat staff report (2009)
  • Planned growth

    Since 1972

The city adopted a comprehensive land use plan in 1972 to guide growth west, before the state required one.

For your windows: Much of the newer housing sits in planned communities with written exterior standards, which we read before quoting.

City of Miramar · Founding the City
  • Riviera Isles

    225-acre lake

Riviera Isles is a Minto community west of I-75 built around a 225-acre lake, with its own master association.

For your windows: The master association reviews exterior changes, and lake-facing walls can see higher design pressures.

Riviera Isles Master Association · About us
  • The western edge

    Conservation line

Today the city limits run west to half a mile past US 27, at the Everglades conservation area.

For your windows: Lots near open water and conservation land can see higher exposure on the open side, so pressures are set wall by wall.

Windows and doors for Miramar homes

On the older east-side houses, single-hungs and rollers are the usual swap; western homes often add big fixed panes and pool sliders facing the lakes.

We also hang French pairs, sliders, fiberglass entries, and garage doors. In the HVHZ, our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

Questions

Miramar impact window questions

Which office permits window replacement in Miramar?

The city's Building Division, whose counter is at 2200 Civic Center Place. Applications are filed through the Self-Service Portal, and we handle it.

Can I walk a permit in at the counter?

Miramar takes building applications online; over-the-counter help runs Monday through Thursday, 7 a.m. to 5 p.m.

Who signs off when the windows are in?

A Miramar inspector does the last walk-through. With a pass logged as inspection approval, the permit gets closed by the city.

Does Miramar want anything from my HOA?

Its forms list includes a homeowners' association affidavit, and we get your association's approval letter before filing.

I'm in Monarch Lakes. What changes?

Monarch Lakes is a planned community, so your association reviews frame color and style first. We send it the product sheets.

My house is one of the 1950s originals. Anything special?

Older concrete homes rarely match stock sizes. We measure every opening and match each to its own approval.

Can an HOA here block impact windows?

Not ones that meet its adopted specs; §720.3035(6) bars denial of a conforming application.

Are hurricane windows something else?

No. In Miramar both names describe a laminated unit carrying an HVHZ approval.

What does a window cost in Miramar?

Typically $800–$1,800 installed. A 53 by 50 inch horizontal roller averages about $1,250, and larger fixed units run higher.

Do you install impact doors in Miramar?

Yes, including lake-facing sliders on the west side. In the HVHZ, our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

Is a notice of commencement needed?

Yes, past $5,000 under §713.135. We record it for you.

What warranty do I get?

The lifetime labor warranty covers you, the original owner. It doesn't pass to a new owner if you sell. The maker covers the glass and hardware on its own terms.

How long until I see a written price?

Within 24–48 hours of the free in-home measure, opening by opening.
