Impact windows and doors in Hollywood

Hollywood runs from Joseph Young's 1925 lake district and downtown circles out to the beach and the postwar west side. We install HVHZ-approved impact windows and doors here for $800–$1,800 per window installed, check any historic or coastal rules first, and file the permit with the City of Hollywood in Accela.

Joseph Young's planned city

Hollywood homes

We know Hollywood homes

Young laid Hollywood out around a boulevard, twin lakes, and three circles, then the city spread west after the war into Hollywood Hills and Emerald Hills.

That history sets the job. Lake-district and downtown homes may sit in a historic overlay, beach-side openings can need turtle glass, and the west side brings original frames from the 1960s and 1970s.

Where your Hollywood home sits

  • Hollywood Lakes

    Historic listing

In 1995 the city designated the Hollywood Lakes Historic Multiple Property Resource Listing, covering 632 acres of Young's original lake-side residential section.

For your windows: If the home is in a historic district, the city's checklist says the size, shape, and location of each opening can't change, and we note that on the plan.

  • Harrison and Tyler streets

    HPOD-2

The Lakes: Harrison and Tyler Street Historic District is a local overlay; the city's 1995 designation counted 224 buildings in it.

For your windows: Overlay homes get the historic check before the building permit, so we confirm the opening sizes stay the same from the start.

City of Hollywood · Design Guidelines for Historic Properties & Districts
  • Downtown and Young Circle

    National Register

The Hollywood Boulevard Historic Business District lists 34 contributing buildings from 1921 to 1946, with the 10-acre Young Circle Park platted in 1921.

For your windows: Older masonry walls and custom openings are common near downtown, so every unit is measured and matched to its own approval.

National Park Service · Hollywood Boulevard Historic Business District nomination
  • Hollywood Beach

    Barrier island

Hotels, condominiums, and homes line the beach side, where the Broadwalk runs nearly 2.5 miles along the ocean.

For your windows: On the Coastal Construction Control Line, east-, north-, and south-facing openings near the beach need tinted glass with inside-to-outside light transmittance of 45% or less (city code §108.08(B)).

City of Hollywood · Sea turtle ordinance, Code ch. 108 (§108.08(B), tinted glass)
  • Hollywood Hills

    Postwar homes

The Gottlieb family's builders began putting up homes in Hollywood Hills in 1959 and kept building through the completion of Emerald Hills in the 1980s.

For your windows: Houses from that era often still have original frames and older opening sizes, which we measure rather than assume.

  • Emerald Hills

    Golf-course area

The Club at Emerald Hills opened in 1969 on a course designed by Bruce Devlin and Robert von Hagge.

For your windows: Homes along fairways and lakes can face open ground on one side, so we look at the exposure wall by wall.

Permits, four layers

Permit steps for a Hollywood home

These are the four stages the City of Hollywood paperwork runs through.

  1. 1

    Approval for every product

The city's checklist asks for a current Miami-Dade NOA or Florida Product Approval for each window and door, with the items used circled.

City of Hollywood · Window/Door permit checklist
  2. 2

    Association and historic checks

An HOA or condo approval letter goes in when one applies, and historic-district homes keep each opening's size, shape, and location.

  3. 3

    Accela filing

Since August 4, 2026, new City of Hollywood permits are filed in Accela Citizen Access, where site visits are also scheduled.

Windows and doors for Hollywood homes

Single-hungs and casements suit the older Mediterranean Revival houses, rollers fit wide openings over counters, and fixed panes take the lake and fairway views out west.

For doors, Hollywood homeowners choose French pairs, sliders to the pool or patio, fiberglass entries, and garage doors. In the HVHZ, our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

Questions

Hollywood impact window questions

Who issues window permits in Hollywood?

The City of Hollywood Building Division. A window or door replacement always needs a building permit.

How are Hollywood permits filed now?

Through Accela Citizen Access. The city moved all new permits there on August 4, 2026, and site visits are scheduled in it too.

Who closes the permit?

The city does. Its Building Division inspector signs off on the finished job; our side is the filing, being there for every visit, and getting that approval on record.

My house is in Hollywood Lakes. Can I change a window size?

Not without review. In a historic district the opening's size, shape, and location stay the same unless the city's historic planners approve a change.

I live near the beach. Is there a glass rule?

On the Coastal Construction Control Line, east-, north-, and south-facing openings near the beach need tinted glass with inside-to-outside light transmittance of 45% or less, under city code §108.08(B).

Can I pick a dark tint in a historic district?

The city's historic guidelines discourage dark or reflective tint there, so we suggest clear or light options.

Are hurricane windows the same as impact windows?

Yes. In Hollywood both names mean a laminated unit with an HVHZ approval for its opening.

What does a window cost in Hollywood?

$800–$1,800 is the usual range. Expect around $1,100 for a 37 by 63 inch single-hung, while big picture and roller openings push higher.

Can you put impact doors in a Hollywood home?

Yes, including pool sliders and French pairs on older homes. In the HVHZ, our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

Does my condo board have a say?

Yes. Under §718.113(5) the board sets hurricane-protection specs, and where approval is required it can't refuse windows that conform to them.

Is a notice of commencement required?

Yes, over $5,000. A pending notice holds the first site visit, so we record it right after you sign.

What's the warranty?

The lifetime labor warranty covers you, the original owner. It doesn't pass to a new owner if you sell. Product coverage on glass and hardware comes separately from the maker.

When will my written price arrive?

Most Hollywood homeowners have it within 24–48 hours of our measuring visit, listed opening by opening.

The fine print

The rules

Wind and missile rules

All of Broward is in the HVHZ, with 170 mph design wind for a Risk Category II home.

  • Up to 30 feet: the large-missile test, a 9-pound 2x4 fired at 50 feet per second.
  • Above 30 feet: the small-missile test, 2-gram steel balls at 130 feet per second, and BORA Formal Interpretation #24 asks for a sealed, site-specific design.

Historic districts, the beach, and condo and HOA rules. Tap a topic.

Historic districtsKeep the openings as they are
  • In a historic district the opening's size, shape, and location must stay the same, and the plan has to say so.

  • Any change to an opening goes to the city's historic planning review first.

  • The city's guidelines discourage dark or reflective tint on historic sites and districts.

Beach sideTurtle glass on the coastal line
  • On the Coastal Construction Control Line, windows and doors facing east, north, or south near the beach need tinted glass with inside-to-outside light transmittance of 45% or less (city code §108.08(B)), and the permit needs the manufacturer's turtle glass letter.

  • The rule comes from the city's sea turtle ordinance and applies to beach-side jobs only.

Condos and HOAsBoard specs come first
  • Condos (§718.113(5)): the board adopts hurricane-protection specs, which may set color and style, and may not refuse a conforming installation where approval is required.

  • HOAs (§720.3035(6)): the board or committee may not deny impact windows and doors that meet its adopted specs, though it can hold to the existing look.

PaperworkNotice of commencement
  • Hollywood jobs priced above $5,000 need a recorded notice of commencement (Fla. Stat. §713.135).
