Impact windows and doors in Sanibel

When Ian came ashore in 2022, the NHC says the east end of Sanibel flooded 9 to 13 feet deep and pieces of the causeway were swept away. The city worksheet rates the whole island at 170 mph, Exposure C, beach-view glass carries turtle tint, and we average $800–$1,800 per window.

Sanibel homes

We know Sanibel homes

Sanibel is a barrier island with more water than land inside its limits. Its own code protects nesting turtles, so beach-view glass is tinted.

The city worksheet sets 170 mph and Exposure C, with units rated at least +60/−60 psf unless a sealed calculation shows less.

We serve Lee County homes from our Fort Lauderdale office.

Why impact glass matters after Ian

Island homes rebuilt after Ian go through new permits, and openings are sized again. Impact glass keeps the envelope closed when the next storm hits the coast.

Turtle tint and impact lamination come in the same unit, so one window can meet both the wind code and the lighting code.

Windows and doors for Sanibel homes

Raised homes on pilings and low-rise condos are typical. Gulf-view walls often have tall fixed glass, and those units carry the turtle tint.

Our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

Questions

Sanibel impact window questions

What wind speed does Sanibel use?

The city worksheet uses 170 mph ultimate, Exposure C, for the whole island.

What is turtle glass?

Tinted laminated glass passing no more than 45% of visible light, so indoor lamps don't draw hatchlings off the sand.

Does every window need the tint?

Only units on a structure visible from the beach. The worksheet asks for a VT value for each one.

How hard did Ian hit Sanibel?

The NHC puts east-end flooding at 9 to 13 ft above ground, and sections of the causeway washed out.

Where is the permit filed?

New permits go through the city's CityView portal.

What goes in the packet?

Application, owner authorization, scope letter, floor plan, worksheet, approvals, and a condo letter when it applies.

Are hurricane windows the same as impact windows?

Yes, two names for laminated, impact-rated units. On Sanibel they also need the turtle tint where seen from the beach.

When is a notice of commencement needed?

The Sanibel checklist lists a recorded notice; the statute line is a direct contract over $5,000.

What does a single-hung cost?

Our standard single-hung averages $1,100; turtle tint can add to that.

Do you install impact French doors?

Yes. Our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

Can my condo board set the look?

Yes, on style and tint. Refusing rated protection outright is not allowed.

Who does the labor warranty protect?

The lifetime labor warranty covers you, the original owner. It doesn't pass to a new owner if you sell.

How fast is the quote?

24–48 hours, listing a VT figure per opening.

The rules

Wind and missile rules

Lee County is outside the HVHZ. Its Risk Category II map has 150, 160, and 170 mph zones, and the whole county is a wind-borne debris region.

  • Up to 30 feet: the large-missile test of ASTM E1996.
  • Above 30 feet: the small-missile test of the same standard.
  • Each unit needs a Florida Product Approval, or a Miami-Dade NOA, covering its size and design pressure.
