Questions

Sea Ranch Lakes impact window questions

Who issues permits in Sea Ranch Lakes?

The village's own building official.

Who closes the permit?

The village official's inspector does the final; inspection approval closes it.

What about the oceanfront parcels?

The beachfront is the Beach Club; for glass seen from the beach we specify 45% or less transmittance and check the coastal line.

Does Pompano Beach handle my permit?

No; Pompano provides fire and EMS, but building permits stay with the village.

Can your crew get into the village?

Yes. We arrange each visit with you in advance so the crew is expected at the village entrance.

Do hurricane windows need a coastal permit?

Only if the parcel is seaward of the line; we check first. Beach-visible glass gets our 45% or less transmittance spec.

What does a window cost?

Expect $1,250 per roller at 53 by 50 inch.

Do you install French doors?

Yes. In the HVHZ, our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

Notice of commencement?

When the total runs past $5,000, per §713.135.

Labor warranty?

The lifetime labor warranty covers you, the original owner. It doesn't pass to a new owner if you sell.

How fast is the quote?

Within 24–48 hours of our walk-through.

Is there an association review?

We check; any condo or HOA follows §718.113(5) or §720.3035(6).

Does the Architectural Review Committee look at windows?

The committee enforces the village's restrictive covenants, so we check its requirements before ordering.

The rules

Wind and missile rules

All of Broward is in the HVHZ, with 170 mph design wind for a Risk Category II home.

  • Up to 30 feet: the large-missile test, a 9-pound 2x4 fired at 50 feet per second.
  • Above 30 feet: the small-missile test, 2-gram steel balls at 130 feet per second, and BORA Formal Interpretation #24 asks for a sealed, site-specific design.

Condos and HOAsIf a board reviews
  • Should a Sea Ranch Lakes property be a condo, §718.113(5) has the board set hurricane-protection specs and approve conforming units.

  • §720.3035(6) keeps any HOA from refusing conforming impact openings.

  • We confirm whether any association applies before ordering.

PaperworkNotice of commencement
  • Village jobs over $5,000 need a recorded notice of commencement (§713.135).

  • We record it.

Beach sideTurtle glass and the coastal line
  • For beach-visible glass we specify 45% or less inside-to-outside visible light transmittance, the value in FDEP's model sea turtle lighting ordinance that FWC points to.

  • Properties seaward of the Coastal Construction Control Line fall under FDEP's program, so we check the parcel before applying.
