Margate, Broward County

Impact windows and doors in Margate

Margate was laid out in the 1950s as a planned town threaded by 30 miles of canals, so many houses still carry their first openings. We put in HVHZ-approved impact units at about $800–$1,800 per window, sign the notarized application with you, and file it in ProjectDox.

Margate homes

We know Margate homes

Jack Marqusee bought 1,700 acres in the 1950s, including bean, pepper, and eggplant fields, and planned sidewalks, streetlights, and sewers from day one.

Those first planned blocks are now some of the oldest housing in the city, and that's where we see the most original openings.

My Safe Florida Home and your wind-mitigation form

If you qualify for My Safe Florida Home, the state pays $2 for every $1 you pay, up to $10,000, after the program's free wind-mitigation visit (Fla. Stat. §215.5586). How the program works.

Impact windows and doors count as opening protection, Question 9 on the state's wind-mitigation form, OIR-B1-1802. A licensed inspector fills it out after the work, and your insurer sets the discount.

Questions

Margate impact window questions

Does Margate require a permit to replace windows?

Yes. The city lists window and exterior door replacement among the jobs that need one.

Why do I have to sign the application too?

Margate's application is executed by both the owner and the contractor, with notarized signatures.

How is the permit submitted?

Electronically, through the city's ProjectDox system. We upload and answer any comments.

Who signs off on the finished job?

Margate's own building inspector. Once the final passes, inspection approval is recorded and the permit closes.

My house backs onto a canal. Does that change the window?

It can. Open-water walls may need a higher design pressure, so we size each side.

I'm in a 55+ condo. What applies?

Your board's hurricane-protection specs under §718.113(5); conforming units must be approved.

Is "hurricane windows" a different product from impact windows?

No, it's another name for the same HVHZ-approved laminated unit.

What does one bedroom window cost?

Expect about $1,100 for a typical single-hung; most openings land in the $800–$1,800 range.

Will you replace my sliding glass door?

Yes, along with French and entry doors. In the HVHZ, our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

What paperwork is needed above $5,000?

A recorded notice of commencement under §713.135. We prepare it.

Does the labor warranty stay with me if I sell?

The lifetime labor warranty covers you, the original owner. It doesn't pass to a new owner if you sell.

When will I get a price?

Within 24–48 hours of measuring, at no cost.

Do you handle Margate HOA approvals?

Yes. Under §720.3035(6), an HOA can't deny units that meet its specs; we send the packet.
