Impact windows and doors in Parkland

Parkland began in 1963 with fewer than 100 residents on ranch parcels and now covers more than 8,000 acres of mostly HOA communities. We supply and fit impact units at $800–$1,800 per window on average, check exposure on open lots, and file the city's electronic permit.

My Safe Florida Home and your wind-mitigation form

If you qualify for My Safe Florida Home, the state pays $2 for every $1 you pay, up to $10,000, after the program's free wind-mitigation visit (Fla. Stat. §215.5586). How the program works.

Impact windows and doors count as opening protection, Question 9 on the state's wind-mitigation form, OIR-B1-1802. A licensed inspector fills it out after the work, and your insurer sets the discount.

Questions

Parkland impact window questions

What does Parkland's checklist ask for?

Product approvals, a wind load chart or sealed calculations, and a window and door schedule.

Is the permit filed online?

Yes, through MyGovernmentOnline, the city's electronic permitting system.

Who finishes the permit?

A Parkland inspector; after the pass, inspection approval closes it.

My lot is big and open. Does that matter?

It can raise the exposure category and pressures. We check before sizing.

Do I need HOA approval?

Most newer neighborhoods have one. Under §720.3035(6) it can't deny conforming units.

Who's the building official?

Parkland's Building Department has its own, per the county list.

What's the difference between hurricane windows and impact glass?

None in practice; it's one rated window.

How much is a tall fixed pane?

A 37 by 50 inch fixed pane averages about $900; tall panes cost more.

Can you replace a multi-panel slider?

Yes. In the HVHZ, our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

When is a notice of commencement required?

Once the contract passes $5,000, §713.135 requires a recorded notice of commencement.

Warranty details?

The lifetime labor warranty covers you, the original owner. It doesn't pass to a new owner if you sell.

How fast is the estimate?

You'll have numbers in 24–48 hours.

Do condos follow the same rule?

Condo boards follow §718.113(5).

Wind and missile rules

All of Broward is in the HVHZ, with 170 mph design wind for a Risk Category II home.

  • Up to 30 feet: the large-missile test, a 9-pound 2x4 fired at 50 feet per second.
  • Above 30 feet: the small-missile test, 2-gram steel balls at 130 feet per second, and BORA Formal Interpretation #24 asks for a sealed, site-specific design.

Condos and HOAsCommunity design review
  • Parkland condos follow §718.113(5): the board's hurricane-protection specs can fix appearance, and units that conform get approved.

  • Under §720.3035(6), HOA review can't deny impact windows and doors built to its specs.

  • Most newer Parkland neighborhoods have an HOA, so we ask for its standards first.
