Districts and neighborhoods

Where West Palm Beach homes differ

  • Flamingo Park

    Historic district

Flamingo Park residents were among those who pushed for protection when the city surveyed historic properties starting in 1988.

For your windows: Exterior changes on a designated house get preservation review before the building permit, so we prepare frame and muntin details up front.

  • Northwest

    Historic district

The Northwest district was the other neighborhood whose residents drove the first preservation ordinance, adopted November 26, 1990.

For your windows: Original wood openings are common, so we measure each one rather than assume stock sizes.

City of West Palm Beach · WPB & Historic Preservation
  • El Cid

    Historic district

El Cid is one of the districts on the city's historic district map, along the waterfront south of downtown.

For your windows: Lake-facing walls often need higher design pressures than the street side.

City of West Palm Beach GIS · Historic Districts
  • Old Northwood

    Historic district

Old Northwood appears with Northwood Hills, Northwood Road, and West Northwood among the city's designated districts.

For your windows: Board review usually centers on keeping the window pattern; we match lite layouts to the original.

  • Grandview Heights

    Historic district

Grandview Heights is listed beside Mango Promenade and Prospect/Southland Park on the city's district legend.

For your windows: Small bungalow openings can need custom-sized units, which adds lead time we plan for.

  • Preservation review

    Before any permit

The city says historic approval is required before any permits may be issued for proposed exterior work.

For your windows: We file the preservation application first and the window permit right after it clears.

Online through Civic Access, the city's EPL system since July 2023.

Do you install impact French doors?

Yes. Our hinged impact doors (French and entry doors) swing out. Sliding glass doors and garage doors don't swing.

The fine print

The rules

Wind and missile rules

Palm Beach County is outside the HVHZ. Its Risk Category II wind map runs from 150 to 170 mph, above the 140 mph mark that puts glass in the wind-borne debris region.

  • Up to 30 feet: the large-missile test of ASTM E1996.
  • Above 30 feet: the small-missile test of the same standard.
  • Each unit needs a Florida Product Approval, or a Miami-Dade NOA, covering its size and design pressure.

Condos and HOAsTowers and gated blocks
  • Downtown and waterfront condo boards may set the color and style of hurricane protection, then must allow units that match.

  • An HOA in the western neighborhoods can adopt standards but can't bar code-compliant impact openings.

  • A historic district adds city review on top of any association approval.

PaperworkNotice of commencement
  • Above $5,000, the notice is recorded before crews arrive.

  • After your signature it goes to the Clerk, and a copy hangs at the house.

Wind contour170 mph citywide
  • The county wind layer places all of West Palm Beach inside the 170 mph Risk Category II contour.

  • Glass on taller buildings above 30 feet tests at the small-missile level instead.
