Is the My Safe Florida Home program open in 2026?
Yes—for the 2026–27 cycle, the June 2026 Florida budget (HB 5001-E, Chapter 2026-232, Sections 157 & 158) carried forward more than $405 million for the My Safe Florida Home program and its Condominium Pilot ($378.3 million for single-family grants and inspections plus $27.1 million for the condo pilot). Money goes first to about 45,000 homeowners who already had initial wind-mitigation inspections completed without a grant award, while portal applications proceed in priority waves by income and age (Groups 1 through 4). In addition, a new law (Chapter 2026-174 / SB 1452, codified at Fla. Stat. §215.5586(4)) requires the Department of Financial Services to give at least 5 business days' notice before an application is treated as abandoned.
How much does the My Safe Florida Home grant pay for impact windows?
The maximum state grant is $10,000. For moderate-income homeowners (Groups 3 and 4, below 120% of county median income), the state reimburses $2 for every $1 you contribute (two-thirds of eligible project costs), meaning a $15,000 project maxes out the $10,000 state grant and leaves a $5,000 homeowner share. For qualified low-income homeowners (Groups 1 and 2, at or below 80% of county median income), the program covers 100% of eligible actual costs up to $10,000 with no matching payment required.
Does My Safe Florida Home pay my contractor directly or reimburse me?
My Safe Florida Home pays the homeowner directly, never the contractor. For a standard matching grant, you pay your contractor in full (via cash, check, card, or a financing plan), complete the free Final Inspection, and submit a Draw Request with your paid-in-full itemized invoice or financing statement. Once approved after a two-step review, the Florida Department of Financial Services mails a reimbursement check directly to you (allow at least 3 weeks for the check to arrive).
Can I use a financing plan to bridge the upfront cost until my $10,000 grant check arrives?
Yes. The official MSFH Homeowner's Guide and Grant Reimbursement Brochure explicitly list a 'financing statement showing total project amount' as an accepted Proof of Payment in Full document at the Draw Request stage. Many South Florida homeowners use Republic's $0-down financing (such as our 12-month no-interest promotional plan or fixed-rate plans starting as low as 6.99% APR over 10 years, subject to credit approval) to complete the installation and then apply their $10,000 state reimbursement check when it arrives.
Can I choose any licensed Florida contractor for My Safe Florida Home?
Yes. Under current program rules you select and manage your own contractor. You may choose any contractor certified or registered with the Florida Department of Business and Professional Regulation (DBPR) whose license covers your scope of work. You simply enter our state license numbers—CGC1533058 (Certified General Contractor) or CCC1337395 (Certified Roofing Contractor)—during Step 2 of the Grant Application.
What does the $700,000 limit mean—market value, tax value, or Coverage A?
It means Coverage A (Dwelling) on your active homeowners insurance declarations page—not your Zillow market estimate, sale price, or county Property Appraiser just/taxable value. Because land value is excluded from Coverage A dwelling replacement cost, many South Florida homes worth $900,000 to $1.2M+ on the real estate market carry Coverage A dwelling limits at or below $700,000 and qualify. Low-income applicants (≤80% AMI) are statutorily exempt from the $700,000 Coverage A cap.
My house was finished in 2008 or 2009. Do I still qualify under the pre-2008 rule?
Possibly yes. Under Fla. Stat. §215.5586, the cutoff is whether the initial construction building permit application was filed before January 1, 2008—not the year the Certificate of Occupancy (CO) was issued. Many South Florida homes finished in 2008 or early 2009 had their original building permit application submitted in 2006 or 2007 and are 100% eligible. Check your county Property Appraiser or building department permit history before assuming you are disqualified.
Do I have to replace every window and door in my house to get the grant?
The MSFH Homeowner's Guide states that applicants are not required to replace all openings solely to receive a grant disbursement—you may upgrade specific openings as long as they were recommended in your Initial Inspection Report. However, to earn the mandatory Opening Protection insurance discount on Florida Form OIR-B1-1802 (Question 9, Hurricane Level A), every glazed opening (windows, glass doors, skylights) and exterior/garage door on the home must have verified hurricane protection.
Can I use the My Safe Florida Home grant to replace existing hurricane shutters with impact windows?
Generally no. For Improvement 1.0 (Opening Protection), if your Initial Inspection Report documents that an opening already has code-compliant, impact-rated hurricane shutters providing verified wind mitigation, the grant will not pay to swap those shutters for impact windows. The grant only funds unprotected or non-compliant openings flagged as needing improvement in Section 7 of your Initial Inspection Report.
Does My Safe Florida Home pay for a new roof or roof repairs?
My Safe Florida Home is not a general roof repair or partial patching grant—roof patching and partial repairs are strictly ineligible. However, it covers Improvement 2.0 (Roof-to-Wall Attachment), Improvement 3.0 (Roof Deck Attachment), and Improvement 4.0 (Secondary Water Resistance / SWR peel-and-stick or double-layer synthetic SWB). If your contractor must remove the roof covering to install recommended SWR or structural attachments, the cost of replacing the entire contiguous roof covering (tile, metal, shingle, or flat) can be included in the eligible project cost.
Are townhomes or condos eligible for My Safe Florida Home?
Site-built, owner-occupied homesteaded townhouses (and attached single-family homes) qualify for the free Initial Inspection and for Improvement 1.0 (Opening Protection: impact windows, exterior doors, and garage doors), though not roof improvements. Individual condominium unit owners cannot apply to the single-family MSFH portal; condominium associations must apply collectively through the separate My Safe Florida Condominium Pilot Program under Fla. Stat. §215.55871.
What happens if I only get one chance at the Final Inspection?
Under official MSFH rules, each applicant receives only ONE (1) Final Inspection and ONE (1) Grant Disbursement. Once the Final Inspection is completed, you cannot submit additional invoices or perform extra mitigation items. Always confirm with your contractor that 100% of the recommended work is installed and that the city or county building inspector has closed out your local building permit before requesting the MSFH Final Inspection in the portal.
What if my insurance company says I don't get an extra discount after the Final Inspection?
You still receive your grant reimbursement. Program rules require you to send your Final Inspection Report to your insurer and upload their response during the Draw Request – Proof of Insurance Discounts step. If your insurer sends a letter or email stating that no additional premium discount applies, uploading that letter satisfies the Draw Request requirement.
Why can't my reimbursement check be sent to a USPS forwarding address?
State of Florida disbursement checks issued by the Department of Financial Services carry strict mail-security restrictions and cannot be forwarded by the U.S. Postal Service. If you have an active USPS mail forwarding order on file, the check will be returned to DFS and your payment will be delayed. Always enter your current, non-forwarded physical delivery address in the Draw Request – Payment Verification step.
Can I stack the My Safe Florida Home grant with Florida's 2026–2029 impact window sales tax refund?
Yes. Under Florida Department of Revenue TIP 26A01-09 (issued July 16, 2026), the Home-Hardening Sales Tax Refund window runs from July 1, 2026 to September 30, 2029 (covering retail purchases of impact-resistant windows, impact-resistant doors, and impact-resistant garage doors made July 1, 2026 through June 30, 2029, with refund claims accepted through September 30, 2029). It refunds up to $500 in Florida sales tax per property for an eligible site-built residential property with a just value of $700,000 or less (and a homestead exemption under s. 196.031, F.S.), claimed by filing Form DR-26S and Form DR-26HH with the Florida Department of Revenue.
Is the $10,000 My Safe Florida Home grant taxable on my federal income taxes?
Homeowners should consult a qualified tax professional regarding their specific return and how a state mitigation grant reimbursement applies to their federal taxes. Keep your Grant Approval notice, Final Inspection Report, proof of payment, and itemized contractor invoice with your tax records.
