Will a new roof lower my homeowners insurance?
It can. A new roof can improve the roof answers on form OIR-B1-1802 (covering, deck attachment, sealed roof deck and sometimes roof-to-wall), and those earn credits on the windstorm part of the premium. Your insurer decides the amount; we don't promise a figure.
Can my insurer drop me because of my roof's age?
Not only because the roof is under 15 years old. For a roof 15 or older, you can have it inspected at your own cost; if it shows at least five years of useful life, roof age alone can't be the reason (§627.7011). Other underwriting reasons still apply.
How is roof age counted?
From the last date 100% of the roof's surface was built or replaced to the code in effect, or from the start of partial replacements that together covered the whole roof.
What does Citizens require for an older roof?
Shingle roofs over 25 years and tile, metal, clay, concrete or slate roofs over 50 years need documents showing at least five years of remaining useful life, or proof of a full replacement. Homes over 20 years old need a four-point inspection for a new policy.
What is secondary water resistance (SWR)?
A sealed roof deck: a layer under the covering that keeps water out if the covering blows off. The form accepts a self-adhered ASTM D1970 membrane, taped deck seams, two layers of qualifying felt or synthetic, or spray foam. Standard underlayment alone doesn't count.
Does Florida require upgrades when I replace my roof?
Yes. A roof replacement on a site-built single-family home must include a secondary water barrier and roof-deck attachment improvements. In the wind-borne debris region, homes insured or valued at $300,000 or more also need roof-to-wall connections when they fit within about 15% of the roof cost.
What is the 25% roof rule now?
Since 2022, if a roof was built to the 2007 Florida Building Code or later, replacing 25% or more of it only requires the replaced part to meet current code. Local governments can't amend that exception.
Does a FORTIFIED Roof get a discount in Florida?
Florida law lets insurers file discounts based on standards from nonprofit research groups such as IBHS, and a FORTIFIED certificate can validate several answers on the state form. Whether you get a separate FORTIFIED credit depends on your insurer.
