A single-hung impact window has a fixed top sash and a bottom sash that slides up, with laminated glass rated for South Florida hurricanes. It's the budget choice for bedrooms, hallways, and bathrooms, and a 37×63 single-hung from Republic is about $1,100 installed (average; size and glass change it).
The bottom sash slides up. The top sash stays put.

Is it right for you?
Where single-hung windows fit, and where they don't
Best for
Bedrooms, hallways, and bathrooms
Bedroom escape windows in openings about 64 inches tall or more
Whole-house jobs where the budget has to cover every opening
Tall, narrow openings and traditional-looking houses
Replacing old single-hung windows in the same openings
Not ideal for
Over a kitchen counter, where lifting a sash is awkward
Wide, short openings, which suit a horizontal roller
Rooms where you want the whole opening to breathe
Bedroom openings under about 60 inches tall, which can't meet the escape rule
Pros
Usually the lowest price of the windows that open
Simple hardware with few moving parts
Fits the standard openings most South Florida houses were built with
Cons
Only the bottom half opens, so airflow is about half the opening
A small bedroom opening may need a casement instead to meet the escape-opening rule
The work
What we install
Single-hung is the window most South Florida houses were built with, and it's still the budget pick. The top sash stays put and the bottom slides up, so there's little hardware to wear out, and a 37 by 63 inch single-hung is about $1,100 installed. It fits tall, narrow openings and works well when you're doing the whole house.
The top sash is fixed. The bottom sash slides straight up in the frame and doesn't tilt in.
A 37×63 single-hung is about $1,100 installed (average). Lifetime labor warranty for the original owner. It doesn't transfer if you sell. The estimate is free, and we pull the permit.
Miami-Dade TAS 201/202/203; 175 mph Miami-Dade, 170 mph Broward; large-missile glass below 30 ft.
Condo or HOA? A board can't refuse a conforming impact window: §718.113(5) covers condos and §720.3035(6) covers HOAs. Over $5,000, a recorded notice of commencement is required (§713.135). See Florida approvals and NOAs.
Is a single-hung impact window cheaper than a casement?
Usually, yes. Single-hung is one of the lowest-priced windows that open, because the hardware is simple. As an example, a 37×63 single-hung is about $1,100 installed (average). A 37×50 casement averages about $1,300. Size, glass, and the county's code move the number.
Can a single-hung window be a bedroom escape window?
Yes, if the bottom sash opens wide and tall enough. Florida code asks for at least 5.7 square feet of clear opening (5.0 on the ground floor), at least 24 inches high and 20 inches wide, with the sill no higher than 44 inches. When a single-hung can't hit that in a small opening, we spec a casement.
What size does a single-hung need to be to meet egress?
Taller than most people expect, because only the bottom half opens. By PGT's formulas for the SH7700A, the clear height reaches the 24-inch minimum at about 60-1/2 inches tall, and a 37-inch-wide window needs about 64 inches to clear 5.7 square feet (60-1/2 on the ground floor). Exact openings vary by product and approval.
My old window is too small for the escape rule. Does the new one have to meet it?
Not always. Florida's existing-building code exempts a replacement bedroom window from the size rules when it's the manufacturer's largest standard size that fits the existing frame or rough opening, in the same style or one that opens wider, and the job isn't part of a change of occupancy.
How big can a single-hung impact window be?
PGT lists its aluminum SH7700A single-hung at flange sizes up to 53-1/8 by 84 inches, with design pressures up to +80/-110 psf. A bigger window can carry a lower rating, so the approval for your exact size and county decides what goes in each opening.
Can I leave a single-hung cracked open safely?
Yes, with a vent latch. PGT offers an optional vent latch on the SH7700A that holds the bottom sash partly open, plus an optional bottom lock and a window opening control device certified to ASTM F2090. Close and lock the sash fully before any storm.
Can a single-hung have an arched top or a taller top sash?
Yes. PGT makes the SH7700A in a Radius Top frame style for an arched look, and in a ProView, or oriel, style where the two sashes aren't equal in size. Both still open from the bottom like any single-hung, and grid patterns can be added to match the house.
Do single-hung impact windows come with screens?
Yes, a half screen, because only the bottom sash opens. PGT's SH7700A comes with a roll-formed half screen with 1816 charcoal mesh, and the other mesh options include 1814 and 2020 in charcoal or gray, plus BetterVue. A full screen isn't needed, since the top sash never opens.

Outstanding job! The installation was completed flawlessly. The team was friendly, punctual, efficient. Kept the are clean throughout the installation. We are very satisfied with the results and highly recommend their service.
The republic team was wonderful from the very beginning to the end. It started with Ryan who was consulting us at the start from the windows type and explained everything very throughly and with patience. He helped us choose the best things for us and was able to help us with pricing as well. Over all Ryan helped us with all the information we needed and answered every question we had when we had them. Now after all contracts/paper work was done They said it would take three days for the installation team to finish all the doors and windows. And they did indeed finish in those three days has they said! Yassel from the installation team were even kind enough to to start off with the rooms of our choice. They were very fast polite and kind. They cleaned everything after themselves making sure to leave no rubble behind. They helped us with our windows and our door frames helping us fix everything. Overall they were fantastic. Very helpful, respectful, and kind! They really did go above and beyond and helped us every step of the way. And I would refer them for any installation of windows and doors l. Thank you Republic team!
Had a great experience working with Daniel and the entire team at Republic Windows & Doors. We worked together for almost 3 years, and throughout that time their communication, professionalism, and organization were always excellent.
The team was clear, responsive, and easy to collaborate with on every project. It was truly a pleasure working alongside such a dedicated and professional company.
Wishing Daniel and the team continued success!
I had an outstanding experience with Republic Windows and Doors. They installed seven impact windows for me, and every step was top-notch. Ryan, the salesman, was extremely professional during his initial visit—he explained everything clearly, from employee insurance to the high-end tools they use, like premium screws and caulking. Then, Matt and Carlos took over the installation, and they were exceptional—they demonstrated an extraordinary level of dedication, precision, and stamina, ensuring every detail was perfect. Their work ethic was truly outstanding, and they took pride in every step of the process. Plus, the pricing was surprisingly affordable for the quality they delivered. I highly recommend them for any window or door project!
From start to finish, the team of Republic Windows, Doors, & Roofing truly exceeded ALL of our expectations! We had 4 companies bid to replace our condo's sliding doors and windows. Their pricing was on the lower end of competitive BUT not the lowest price.
From the onset, the interaction we had with their sales manager, Ryan Didato, was terrific. He was on-time, patient, took his time to walk/talk us through everything, explained the process from start-to-finish, and was available to answer calls/questions I had following our initial interaction. He also didn't "hard sell" us AT ALL which I 100%++++ appreciate. He's the definition of a professional and has the patience of a Saint.
After signing our contract, their office team including Debbie, Yiseth, and company took care of everything including submission of plans to HOA and the City of Pompano Beach. They continued to keep us informed regarding ordering windows, etc., as our windows and doors are not standard = all custom. Thank you!
Next up: installation. Matheus was the lead on our installation working in tandem with Carlos. WOW! Responsible, respectful, and do they know what they are doing!!! They also covered EVERYTHING before starting to help minimize concrete, drywall, and wood dust. Yes...you will still have some but did they ever help alleviate a lot of clean-up work. They also cleaned up when they finished each day. They didn't take break-after-break...they remained focused and steady = they didn't rush. They did it RIGHT! Plus Matheus has an INCREDIBLE play list on his boom-box that we all enjoyed!!
To close, I have remodeled 6 different homes/condos here in the greater Fort Lauderdale area including putting in impact windows and doors. This was BY FAR the best experience from start-to-finish I have ever had. And the sliding doors which are really large open and close the smoothest I've ever had!
On behalf of my 85 year old father, my 55 year old special needs sister, our fur-baby Dolly...THANK YOU ALL for making this such a positive experience the entire way through. We will 100% recommend you to anyone looking for a reliable, reputable, fair priced company for high quality impact windows and doors!
