Nearly every home here was built to face the water. Wide sliders onto screened lanais, pool decks, and dock areas are standard, and that single span usually carries more wind load than any window on the property. What Impact Windows Protect Against and What They Don't
We’d rather say this plainly than have you find out later: impact windows and doors protect against wind and wind-driven debris. They are not a flood defense. On a property three feet above sea level, twenty miles up a river that has already proven it can carry storm surge that far, those are two separate problems that need two separate answers.
Ian made the point better than any brochure could. Surge pushed nearly eight feet of water into the north end of Fort Myers Shores — more than twenty miles from the mouth of the Caloosahatchee — and homes along the streets nearest the water took several feet inside. Being inland is not the same as being out of reach.
There’s a second mechanism here that coastal communities don’t share. The Caloosahatchee can flood from upstream as well, when heavy regional rainfall coincides with water management releases from Lake Okeechobee. That’s a freshwater event with no storm attached to it, and it doesn’t care what your windows are rated for.
What Glazing and Roofing Actually Do for You
Plenty, on the wind side, which is the half of the problem that damages the most homes in the most storms.
Impact-rated openings keep the building envelope closed. That matters more than it sounds: once a window or door fails, wind enters and pressurizes the interior, and that internal pressure is what lifts roofs and pushes out walls. A house that keeps its openings usually keeps its roof.
A sound, properly fastened roof does the same job from above, and a sealed roof deck gives you a secondary water barrier if the covering is lifted. Both are credited on a wind mitigation inspection, which is where the insurance value comes from.
What none of it does is keep water out from below.
