If you have been quoted anywhere between $9,000 and $40,000 for the same house, you are not imagining things and you are not being scammed. Impact window pricing in South Florida really does spread that far, because five variables move the number independently: window type, manufacturer, glass specification, county permit requirements, and labor tier.

Every figure on this page reflects 2026 South Florida market pricing, drawn from installed projects across Miami-Dade, Broward, and Palm Beach and other counties, where Republic Windows, Doors & Roofing has completed thousands of permitted installations. Unless a table states otherwise, each price includes product, labor, and county permitting.

Ballpark, not a quote This is a rough estimate for single-family homes only. Your real price can land above or below it depending on how the house is built, where each opening sits on the building, the glass and frame you choose, the brand and product line, and what we find once the old units come out. Only an on-site measurement and a written proposal give you a real number.

Estimate only — not a quote, offer, or binding price · Single-family homes only This calculator does not apply to condominiums, townhomes, multi-family buildings, high-rise units, or commercial properties; those are priced separately. Figures reflect general South Florida installed pricing for product, labor, and permitting, and are provided for informational purposes only. Every project is different, and your final price may be higher or lower than the figure shown. Factors that affect real cost include, but are not limited to:
  • How the home is built — block, frame, stucco, wood
  • Where each opening sits on the building
  • Exact opening sizes and configurations
  • Glass type — laminate thickness, Low-E, tint, obscure, tempered
  • Brand, product line, and frame material
  • Frame finish and color
  • Condition of existing openings, framing, or bucks once units come out
  • Stucco, drywall, tile, or trim repair and finish work
  • Engineering, structural, or product-approval requirements
  • HOA or architectural review requirements
  • Access and staging needs
  • Permit, inspection, notice of commencement, and city fees
  • Lead times, freight, and current manufacturer pricing
  • Scope changes found during measurement or installation
An accurate price requires an on-site measurement and a written proposal from Republic Windows, Doors & Roofing. Insurance savings vary by carrier, policy, and wind-mitigation inspection results, and are not guaranteed. My Safe Florida Home grant availability depends on program funding, application status, and homeowner eligibility.

Impact Window Cost by Window Type — South Florida 2026

Window style is the single largest driver of per-opening cost after property type. The table below shows 2026 South Florida installed prices, covering product, labor, and hardware, for each of the five major residential impact window types. Permit fees are not included; county permit costs appear in a separate table further down this page.

Window TypeLow EndHigh EndAverage InstalledBest For
Single Hung$800$1,800$1,100Bedrooms, bathrooms, most standard openings
Casement$950$1,800$1,375Living areas, kitchens, maximum ventilation
Horizontal Roller$900$2,400$1,250Wide openings, contemporary design
Fixed / Picture$750$2,200$950View walls, non-ventilation openings, low cost
Awning$850$1,800$1,175Bathrooms, utility rooms, rain-open ventilation

Why the range within each type:

  • Glass thickness — 5/16″ vs. 7/16″ vs. 9/16″ laminated glass adds $50–$200 per opening.
  • Glass interlayer — PVB, SGP, or VS02; stiffer interlayers cost more per opening.
  • Frame size — a standard 37″ × 50″ opening costs significantly less than a 74″ × 63″ opening in the same style.
  • Frame depth — window series range from roughly 2 3/8″ to 3″ deep; deeper frames carry higher design pressure ratings and cost more.
  • Frame finish — AAMA 2603, 2604, or 2605 paint specification.
  • Low-E glass upgrade — typically adds 10–15% to the impact window cost.
  • Glass tint (color) — usually adds 3–5% to the impact window cost.
  • Frame color — bronze and white are the same price; clear anodized and black can add 10–14% to the window cost.
  • Impact rating — HVHZ NOA-rated products for Miami-Dade cost more than FBC-WD-approved products.
  • Muntins — also known as the grids on the window; a grid pattern adds cost over a clear glass unit.

Most South Florida homes land in the $800 to $1,400 per-opening range on a mid-tier
specification. The wider ranges below reflect the full spread from the smallest fixed unit
to the largest premium-spec opening.

Aluminum vs. Vinyl Impact Window Frames: Cost and Performance

Impact window frames in Florida are almost always aluminum or vinyl. Vinyl generally costs less per unit; aluminum carries higher design pressure ratings and narrower sightlines. For South Florida specifically, the trade-off is not close.

AluminumVinyl
Relative costHigherLower
Design pressure capabilityHigher — supports large openings and HVHZ ratingsLower — limits maximum opening size
SightlinesNarrower frames, more glassWider frames, less glass
Thermal performanceLower without a thermal breakHigher
Salt-air performanceExcellent with proper finishGood
HVHZ product availabilityBroadLimited

Republic installs aluminum-framed impact windows across all product lines. In the High-Velocity Hurricane Zone covering Miami-Dade and Broward, the openings on a typical South Florida home, wide horizontal rollers, large fixed picture units, sliding glass door assemblies — frequently exceed the design pressure a vinyl frame can carry at that size. Aluminum also holds narrower sightlines, which matters on view-facing walls where the glass area is the point.

Outside the HVHZ, in Palm Beach, Collier, and Lee counties, vinyl is a viable option on smaller openings and can reduce project cost. Ask about it at estimate if budget is the constraint.

Impact Windows Cost by Manufacturer: PGT, ESW, CWS, and ECO

The manufacturer you choose matters, both for product quality and for price. Republic installs several major brands across South Florida service areas. Here's how they compare on an installed cost for a standard residential single-hung or casement window in a typical opening:

ManufacturerEntry-Level RangeMid-RangePremium Range
PGT WinGuard$950–$1,200$1,200–$1,600$1,600–$2,200+
ESW Multimax$750–$1,100$1,100–$1,450$1,450–$2,000
ESW Elite$950–$1,200$1,200–$1,600$1,600–$2,200+
CWS (Pella family — Hurricane Guard aluminum)$850–$1,100$1,300–$1,700$1,700–$2,400+
ECO Window Systems$800–$1,050$1,050–$1,400$1,400–$1,900

A few important caveats on manufacturer pricing:

  • These are installed prices. The product itself is typically 50–62% of the total, with labor and overhead making up the remainder.
  • Price differences between manufacturers narrow significantly at the entry-level and widen at the premium end.
  • HVHZ (Miami-Dade / Broward) installations require NOA-rated products from any manufacturer — not every product line from every brand carries an NOA.
  • Republic buys direct from most of these factories, so there is no distributor markup built into the price. The same PGT, ECO, CWS, or ESW product can cost 15–25% more through a retailer or reseller.

Impact Window Cost by Property Type

South Florida’s impact window market covers several property types, and each carries a different cost profile.
Within any one of them, the total is driven mainly by how many window and door openings the property has.

Why High-Rise Costs More Than Single-Family Per Opening

High-rise impact window installation in South Florida adds 20 to 35 percent to labor cost compared to ground-level residential installation for one simple reason: access. Installing windows on floors 4 through 30+ requires swing-stage scaffolding, building management coordination, lobby protection, and specialized crews who work at height with different equipment and safety protocols. The window product itself costs the same — but the labor to get it installed safely at altitude does not.

Impact Windows vs. Hurricane Shutters: Which Costs Less in South Florida?

Hurricane shutters cost less upfront than impact windows — typically $3,000 to $10,000 for a full South Florida home versus $12,000 to $22,000 for impact windows. But shutters and impact windows are not the same product solving the same problem, and the ten-year cost picture reverses the ranking.

Property TypeCost Per OpeningTypical Project TotalKey Cost Drivers
Residential — Single Family$800–$2,800$12,000–$35,000Opening count, window style mix, glass spec, HVHZ vs. FBC
Residential — Condo / Townhome$800–$2,000$6,000–$18,000Fewer openings; may have HOA-specified products; building access logistics
Commercial — Low-Rise$1,500–$5,000$25,000–$150,000+Larger format openings; storefront systems; commercial FBC requirements
High-Rise — 4+ Stories$1,500–$3,000$1,500–$45,000Swing-stage or lift access adds 20–35% to labor; specialized installation teams
Commercial — Storefront / Curtainwall$2,000–$6,000+Project-specificCustom framing systems; structural engineering required; longer lead times
Protection TypeFull-Home Upfront CostWind-Mit Insurance CreditWhat You Do Before a Storm
Accordion / roll-down shutters$3,000–$10,000Partial opening-protection creditDeploy every opening, every storm
Impact windows (windows only)$12,000–$22,000Partial credit — doors still unprotectedNothing
Impact windows + all doors + garage$20,000–$35,000Maximum wind-mit creditNothing

Three things the upfront number does not capture:

Shutters only work if you are home to close them. South Florida's evacuation windows are short and hurricane season overlaps with the summer travel months. An unclosed shutter provides zero opening protection, and an insurance carrier will not credit you for protection that was not deployed.

Shutters do not deliver the secondary benefits. Impact glass reduces exterior noise, blocks UV that fades flooring and furniture, and adds forced-entry resistance year-round. Shutters do none of this — they are storm-only.

Shutters reduce natural light and resale appeal. Accordion tracks and roll-down housings are permanently visible. Impact windows are indistinguishable from standard windows.

Where shutters genuinely make sense: protecting a small number of remaining openings after a partial impact window installation, covering large or oddly shaped openings where a custom impact is cost-prohibitive, or as an interim step when the full project is not currently in budget. Republic can quote either approach.

Whole-Home Impact Window Cost by House Size — South Florida

The most common question Republic estimators hear is "What's the ballpark for my whole house?" Here is the realistic installed range by home size, based on typical South Florida floor plans, average opening counts, and a mid-tier specification: a mix of single-hung and casement windows, standard anodized finish, and 7/16" impact glass. These figures cover impact windows only and do not include doors. For door pricing, see our impact door cost page.

Labor vs. Materials: Where Your Money Goes

Most homeowners assume the product is the majority of the cost. They're right, but the split matters when you're comparing quotes.

Cost Component% of Total Installed CostExample on $15,000 ProjectNotes
Window Product (frames + glass)50–62%$7,500–$9,300Varies by manufacturer and glass spec
Installation Labor25–35%$3,750–$5,250Higher for HVHZ, high-rise, and complex openings
County Permit Fees3–6%$450–$900Miami-Dade runs highest; Lee County lowest
Stucco / Interior Finishing3–7%$450–$1,050Often excluded from lowball quotes — verify
Disposal / Haul-Away1–3%$150–$450Removal of old windows and framing debris
Project Management / Overhead3–5%$450–$750Scheduling, permitting admin, warranty documentation

The practical implication: when comparing two quotes for the same product, a $3,000 price difference almost always lives in one of three places, labor tier (licensed crew vs. subcontracted day labor), scope (permits, stucco, disposal included or not), or product specification (different glass thickness or manufacturer). Ask every contractor to break out each line item before comparing totals.

✅ A quote missing permits, stucco work, and disposal can appear $2,000–$4,000 cheaper than a fully-scoped quote for the same job. Adding those back eliminates most 'suspiciously low' quotes.

Cape Coral and Fort Myers are separate municipalities with their own permit fee schedules

Why permit costs matter beyond the fee itself: in Miami-Dade and Broward, the permit submission requires the product's Miami-Dade NOA number, the approved installation specification, and sometimes a third-party roofing or window inspector's sign-off at the rough-in stage before the permit can be closed. This adds time, typically one to two additional weeks, in coordination that a licensed contractor handles in-house. Republic includes all permitting in every quote.

How Much Can Impact Windows Lower Your Insurance Premium?

Florida homeowners’ insurance carriers are required by law to offer wind-mitigation discounts for properties with FBC-approved or NOA-certified impact windows. The actual discount depends on three variables: your carrier, the windstorm component of your premium, and whether every opening, windows, entry doors, and the garage door, is protected.

Opening Protection Level Typical Wind-Mit
Discount
Example on a $4,800 / yr policy with a $2,400 wind portion Notes
Windows only (doors
unprotected)
10–25% $240–$600/yr
savings
Partial credit — doors reduce discount significantly
Windows + entry doors (no
garage)
20–35% $480–$840/yr
savings
Better credit; garage remains the weak link
Windows + all doors + garage 30–45% $720–$1,080/yr
savings
Maximum wind-mit credit — all openings protected
High-value home ($800K+) full
protection
35–50% $840–$1,200/yr
savings
Higher windstorm premium base = larger dollar savings

The Payback Calculation

On an $18,000 full-home impact window project with average insurance savings of $1,400 per year, the payback period is approximately 12 to 13 years. If you include doors ($8,000 average addition) for a $26,000 total project with $1,900 annual savings, payback extends to 13 to 14 years, but you also gain storm protection value, energy savings, and property value appreciation that the payback calculation does not capture.

How to actually claim the discount: after installation, hire a licensed Florida wind-mitigation inspector to complete the OIR-B1-1802 form. This form documents the roof covering, deck attachment, roof-to-wall connections, and critically for your window discount, the opening protection type (impact rated vs. shutters). Republic provides the product’s FBC approval number and closed permit documentation at project completion, which is what the wind-mitigation inspector needs to complete the form accurately.

My Safe Florida Home Grant: Reduce Your Impact Window Cost by Up to $10,000

Florida's My Safe Florida Home (MSFH) program provides matching grants to eligible homeowners for wind-mitigation home hardening improvements, including impact windows and doors. This is one of the most significant cost-reduction opportunities available to South Florida homeowners and one that most contractors do not proactively discuss.

MSFH Program Detail 2026 Program Terms
Grant Amount Up to $10,000 — state matches $2 for every $1 the homeowner spends (2:1 match), capped at $10,000
Maximum Homeowner Spend $5,000 out of pocket to receive the full $10,000 grant ($15,000 total project value minimum)
Eligibility — Property Site-built, owner-occupied, single-family homestead property in Florida
Eligibility — Home Value Insured value under $700,000
Eligibility — Insurance Must have active Florida Citizens or private homeowners' insurance policy
Covered Work Impact windows, impact doors, garage door reinforcement, roof-to-wall connections
Required First Step Free MSFH wind-mitigation inspection — must be completed BEFORE any work begins
Application Portal mysafeflhome.com — applications opened in 2026 on a first-come, first-served basis
Contractor Requirement Work must be completed by a licensed Florida contractor (Republic qualifies)
Original building permit dated before January 1, 2008 Newer homes do not qualify.
Eligibility — Building Permit Original building permit issued before January 1, 2008. Newer homes do not qualify.
Eligibility — 2026 Income Priority The 2026 cycle applies household-income priority tiers. Households at or below 120% of county median income receive priority. Low-income applicants are exempt from the $700,000 insured-value cap and from the match requirement.

How to apply for the MSFH grant to a Republic project:

  1. Step 1 — Apply at mysafeflhome.com and receive approval before any work is contracted
  2. Step 2 — Schedule the required free state wind-mitigation inspection
  3. Step 3 — Receive your grant approval letter specifying approved improvements and dollar amount
  4. Step 4 — Sign your Republic contract and complete the installation
  5. Step 5 — Homeowner pays Republic in full at completion, then submits a paid-in-full invoice and final inspection report through the portal. Reimbursement follows in roughly 4–6 weeks.

Budget for this: MSFH is a reimbursement program, not a discount at signing. You need
access to the full project cost up front. Republic’s financing options exist partly to bridge
that gap while your reimbursement is processing.

Financing Options for Impact Window Installation in South Florida

A $15,000 to $25,000 impact window project does not have to be a cash transaction. Republic offers several financing pathways that allow South Florida homeowners and businesses to complete the installation now, before the next hurricane season, and pay over time.

Financing Program Key Terms Best For Notes
PACE Financing Based on home equity not credit; property tax bill repayment; transferable to next buyer Homeowners with challenged credit; investment properties Confirm county availability; homeowner must own the property and have equity in it.
My Safe Florida Home Grant Up to $10,000 state grant; 2:1 match; no repayment required Owner-occupied homestead under $700K insured value Not a loan — a grant. Must apply before work begins.
Unsecured Loans Based on homeowner credit score For homeowners who want lower interest rate or attractive loan options Credit score of 640 and up; requires a healthy income-to-debt ratio.
Manufacturer Promotions Varies by manufacturer; Republic passes through available promos Projects matching promo timing (typically spring/fall) Ask at estimate time; promotional terms change quarterly

The most important point about financing impact windows: the annual insurance savings from a wind-mitigation discount ($800 to $2,000 per year for most South Florida homeowners) can offset a meaningful portion of monthly financing payments, making the net monthly cash impact significantly lower than the financing statement alone suggests. On a $1,200/year insurance savings, that's $100/month in recurring savings working against your financing payment.

What Factors Affect Impact Window Cost in South Florida?

Beyond window type and manufacturer, six additional variables move your final project price in South Florida specifically:

1 HVHZ vs. FBC Zone
Properties in Miami-Dade and Broward counties fall in Florida's High-Velocity Hurricane Zone — the only jurisdiction in the US where every opening and glazing product must carry a Miami-Dade Notice of Acceptance (NOA). NOA-rated products cost 10 to 20% more than FBC-approved products because of the additional testing, documentation, and manufacturing controls required. If your property is in Palm Beach, Collier, or Lee County, you're outside the HVHZ and FBC-approved products suffice — a meaningful cost advantage.
2 Opening Size and Custom Dimensions
Standard window sizes (up to approximately 36" wide × 60" tall for single-hung; 48" wide × 60" tall for casement) sit within manufacturers' stock product ranges. Anything outside standard dimensions moves into custom fabrication, which adds 15 to 40% to project cost and extends lead time by two to four weeks. South Florida's luxury estate market — with oversized view windows, floor-to-ceiling glass walls, and custom architectural opening sizes — sees this premium regularly.
3 Existing Frame Condition
Replacing windows in original concrete masonry unit (CMU) construction, the most common wall type in South Florida's pre-1990 building stock, is straightforward. Replacing windows in wood-frame or stucco-over-metal-stud construction requires more careful rough opening assessment and may require structural repairs before new windows are installed. Any frame rot, spalling concrete, or undersized lintel discovered during installation adds to project cost. Republic's estimators assess frame condition as part of every pre-project inspection.
4 HOA Product Requirements
Many of South Florida's gated communities and high-rise condominiums specify approved product lists, frame colors, and glass tint levels for impact window replacements. If your HOA requires a specific manufacturer or finish that differs from Republic's standard product recommendations, this can add $100 to $400 per window in product selection constraints. Republic provides HOA-ready documentation packages to support architectural review board submissions.
5 Structural Access and Installation Complexity
Ground-floor residential installations in standard CMU homes are the baseline for labor pricing. Each complexity layer adds cost: second-story installations add 10 to 15%, high-rise swing-stage access adds 20 to 35%, installations over pools or water features add 10 to 20%, and narrow interior access (tight corridors, spiral staircases for material movement) adds 5 to 15%.
6 Timing and Market Conditions
South Florida's impact window market runs on a seasonal cycle. Post-storm demand spikes — particularly after named hurricanes make landfall in the region — create contractor backlogs, material shortages, and premium pricing for emergency installation. Pre-season installation (January through April, before the June 1 hurricane season start) typically offers the best combination of contractor availability, material lead time, and standard pricing. Waiting until post-storm recovery to replace damaged or inadequate windows is consistently the most expensive timing.

How to Compare Two Impact Window Quotes in South Florida

The most common reason two quotes for the same house differ by $5,000 is not markup — it is that they are quoting different scopes. Compare on these six lines before comparing totals.

  1. Compare per square foot, not per opening. A 3' × 5' single hung and a 6' × 6' picture window are both “one window.” Divide each quote's total by total glass area for a real comparison.
  2. Confirm the product line, not just the brand. “PGT” is not a specification. PGT WinGuard Aluminum SH7700 is. Every quote should name the series.
  3. Confirm the approval path. In Miami-Dade and Broward, ask for the Miami-Dade NOA number. Outside the HVHZ, a Florida Product Approval number (FL#) is what applies. A quote that cannot produce either is a problem.
  4. Confirm glass thickness and interlayer. 5/16" versus 7/16" versus 9/16" laminated glass, and PVB versus SGP interlayer, are real cost differences that do not appear in a total.
  5. Check what is excluded. Permits, stucco and interior finish repair, disposal, and structural work found after removal are the four line items most often left out of a low quote. Adding them back typically closes $2,000 to $4,000 of a gap.

How much do impact windows cost per window in South Florida?

Impact windows in South Florida cost $800 to $1,400 per opening installed on a mid-tier specification, which is where most homes land. The full range runs $750 to $2,400 per opening depending on window type, size, glass specification, and manufacturer. Single hung windows average $1,100 installed. Casement windows average $1,375. Fixed or picture windows are the most affordable, averaging $950. Horizontal rollers average $1,250 and awning windows average $1,175. Sliding glass doors are priced as impact doors rather than windows and are quoted separately.

What is the average cost to replace all windows in a house with impact windows in South Florida?

A full-home impact window replacement for a typical 3-bedroom, 2-bathroom South Florida home of 1,500 to 2,000 square feet, with 14 to 20 openings, costs $11,200 to $28,000 installed with permits. The mid estimate for that home is approximately $18,500. Larger homes of 2,500 to 3,500 square feet with 22 to 34 openings run $17,600 to $47,600, with amid estimate near $30,000. Estate properties above 3,500 square feet with custom openings and premium glass start around $24,000 and can exceed $70,000. All figures include product, labor, and county permit fees, and cover windows only; doors are quoted separately.

How much do impact windows save on homeowners insurance in Florida?

Florida carriers are required by law to offer wind-mitigation discounts for FBC-approved or NOA-certified impact windows. The credit applies to the windstorm portion of your premium, not the total. Protecting windows only typically earns a 10 to 25 percent credit on that portion. Adding entry doors raises it to 20 to 35 percent. Protecting all openings including the garage door earns the maximum 30 to 45 percent. For most South Florida homeowners this works out to $480 to $2,160 per year. The exact figure depends on your carrier, your windstorm premium, and your OIR-B1-1802 wind-mitigation inspection results.

Is there a grant available to help pay for impact windows in Florida?

Yes. Florida’s My Safe Florida Home (MSFH) program offers matching grants of up to $10,000 for eligible homeowners, the state matches $2 for every $1 spent on approved wind-mitigation improvements including impact windows and doors. To qualify, the property must be a site-built, owner-occupied homestead home with an insured value under $700,000. The required free wind-mitigation inspection must be completed before any work begins. Applications are processed at mysafeflhome.com on a first-come, first-served basis when funding is available.

What is the difference in cost between impact windows in Miami-Dade vs. Palm Beach County?

Impact windows in Miami-Dade and Broward counties cost 10 to 20 percent more per opening than equivalent installations in Palm Beach, Collier, or Lee counties. Miami-Dade and Broward sit inside Florida’s High-Velocity Hurricane Zone, where products must carry HVHZ approval, most commonly a Miami-Dade Notice of Acceptance, which carries a testing and manufacturing premium. Permit fees are also higher: $350 to $800 residential in Miami-Dade versus $200 to $500 in Palm Beach County. On a 15-opening home the total difference typically runs $2,000 to $5,000.

Do impact windows cost more than hurricane shutters?

Yes, up front. Hurricane shutters for a full South Florida home run $3,000 to $10,000 versus $12,000 to $22,000 for impact windows. Shutters require deployment before every storm, provide no protection if you are away from home, and deliver none of the year-round noise reduction, UV blocking, or forced-entry resistance that impact glass provides. Impact windows also earn a stronger wind mitigation insurance credit because the protection is permanent and always in place.

How long does it take to get impact windows installed in South Florida?

From signed contract to completed installation, most South Florida impact window projects take four to eight weeks. Permit approval takes three to seven business days in most counties and up to ten in Miami-Dade. Product fabrication and delivery runs two to four weeks for standard sizes and four to eight weeks for custom dimensions. Installation itself takes one to three days for most residential projects. Republic manages permits, product ordering, scheduling, and inspection.
